The Building Maintenance Tech Intern will train on following standard operating procedures, installing, inspecting, repairing and doing preventative maintenance to mechanical, electrical, plumbing, HVAC and waste management systems. The position will be involved in basic and routine facilities maintenance, construction, and repair tasks according to service, quality and safety standards.

On the Job Training On:

Troubleshooting and repairing electrical, plumbing, building automation or energy management systems, door hardware, and basic construction principals. Reading, understanding and utilizing wiring diagrams, schematics, drawings, and blueprints. HVAC troubleshooting skills including heat pumps, chillers, boilers, RTU's, VAV's, heat exchangers, pump, etc. Plumbing repairs and troubleshooting skills to include copper and PVC pipe repair and replacement. Performing preventative maintenance tasks on physical structures, plumbing, HVAC, and electrical systems. Working with subcontractors and vendors as needed. Responding to and completing as appropriate, tenant service work order requests regarding lighting, plumbing, heating and cooling and other building problems. Maintaining thorough knowledge of pertinent laws and EPA and OSHA regulations governing property storage and management of hazardous materials, including solvents, flammables, caustics and refrigerants. Maintaining accurate records regarding preventive maintenance, service requests (received and completed), expenditures, work-in-progress, etc. Scheduling and performing minor and routine maintenance on all appropriate equipment on a regular basis. Inspecting and maintaining all tools in excellent condition. Diagnosing and performing minor and routine maintenance/repair involving the following daily. Identifying all utility meter cut-offs, fixture cut-offs, sewer cleanouts and prepares maps indicating same. Ability to climb and work from ladders, man hoists or lifts, and the ability to repeatedly lift and carry heavy loads (up to 50 lbs.) Qualification:

Current enrollment in an equivalent certificate, associate or bachelor's degree trade program.
