Project Developer/Estimator
Location:
Boulder, Colorado (Hybrid - Remote and Onsite; must be local within 1 hour of Boulder)

The Role
We're looking for a detail-driven
Project Developer/Estimator
to lead the preconstruction process and turn design concepts into buildable realities. Acting as the bridge between clients, the design team, consultants, trade partners, and vendors, the PD ensures every project is meticulously scoped, budgeted, and ready to hand off to production.
From evaluating design and structural plans to managing budgets, bids, and permitting, you'll be the cornerstone of feasibility, cost accuracy, and client confidence. With deep construction knowledge and a strong grasp of Boulder regulations, you'll bring both vision and precision to every build.
Responsibilities
Communicate with clients during the preconstruction phase, setting clear expectations for scope, budget, and timeline.
Collaborate with designers and architects to align design concepts with client budgets and construction feasibility.
Lead the preconstruction process, including site visits, feasibility studies, value engineering, and detailed budgeting.
Manage subcontractor and vendor bidding, ensuring accurate and competitive pricing.
Maintain detailed scopes of work, cost breakdowns, and proposal presentations for client approval.
Develop preliminary design schedules and coordinate permitting with municipalities.
Track and document all preconstruction activities in Buildertrend.
Work closely with the production team to ensure seamless handoff before construction begins.
Build strong, trusting relationships with clients, vendors, trade partners, and the Tectonic team.
What We Value
6+ years of residential construction experience as a Project Developer, Estimator, or Preconstruction Manager (projects $1M+).
Proven track record of creating accurate, detailed budgets and written scopes of work.
Strong knowledge of residential building codes and construction processes (GC license a plus).
Expert-level Buildertrend user.
Proficiency with take‑off software (Stack or similar).
Excellent analytical, problem‑solving, and communication skills.
Highly organized, detail‑oriented, and able to manage multiple projects at once.
Collaborative, proactive, and adaptable – with the ability to work cross‑departmentally.
Compensation And Benefits
$95,000 to $105,000/year (commensurate with experience)
Paid time off (4 weeks per year, with accrual increases over time)
Paid holidays (11 days)
Company laptop, credit card, and phone bill reimbursement
Monthly gas reimbursement ($125)
Flexible hybrid schedule (remote with local site visits)
