JOB PURPOSE : The Facilities Building Maintenance Technician III oversees and participates in the work of staff, as directed by the Facilities Maintenance Manager or Facilities Maintenance Supervisor. Responsible for the overall maintenance of the El Rio Health equipment, cooling, electrical, heating and plumbing systems. The Facilities Building Maintenance Technician III manages processes for building, fire system, water heater and elevator inspections. With vast experience in all aspects of the Facilities Building Technician II duties serves as a primary trainer for the Facilities Building Maintenance Technician II employee in all aspects of facilities maintenance requirements.

The primary goal of the El Rio Health Facilities Building Maintenance Technician III is to support El Rio's Mission of providing comprehensive, quality health care that is affordable and accessible to all who may have healthcare needs, by successfully performing the primary essential functions.

Essential Job Functions:

Manages inspections and inspection intervals for all El Rio building. Creates inspection reports and ensures timely filing when complete. Manages building water heater inspection program. Trains and assigns technicians for regular flush requirements, documents, and ensures timely filing when complete. Oversees contractors during fire system inspection and annual Fire Marshall inspection. Ensures timely correction of any issues identified that affects the system. Ensures inspection reports, discrepancies and corrective actions are filed. Manages the inspection process for all assigned elevators. Trains and assigns technicians to perform elevator inspections. Briefs all new hires at the New Employee Orientation (NEO) to familiarize with netfacilities work order process and an overview of facilities tasks. Uses and trains others to use building Blueprints for various facilities projects. Oversee, trains, and participates in major office remodeling or building offices (framing, door openings, relocating or installing cabinets or modular furniture, flooring, countertops, etc. Oversees the Facilities storage area ensuring organization and proper inventory. Participates in Facilities Building Maintenance technician II selection boards. Participates in Environment of Care Tracer facility inspections at all El Rio properties. Writes reports that accurately describe issues to ensure buildings are at Joint Commission standards. Participates in facilities on-call to ensure timely response to correct emergencies after hours. Assists the Facilities Supervisor in delegating work orders and monitoring timely completion. Provides a high level of technical expertise in performing facilities duties with efficiency, accuracy and produces quality outcomes. Participates with the Facilities Manager or Supervisor in Hazard Vulnerability Assessments at all clinics and administration buildings. Investigates and determines appropriate repair action for roof leaks and mold issues. Thorough knowledge of water back flow operation and knowledge of main water shut off at all El Rio locations. Ensures building and facilities environment operating systems, maintenance, repair, and improvements are completed and performed efficiently and in a timely manner. Changing, and/or replacing all types of electrical interior and exterior light fixtures/light switches and dimmers based on safety training, knowledge, and experience. Trains other employees. Oversee, trains, and participates in replacing plumbing equipment including but not limited to water heaters, recirculating pumps, mixing valves and solder copper piping based on safety training, knowledge, and experience. Structural repairs and experience in wire feed welding techniques. Transports medical equipment as assigned and complies with authorizing a Motor Vehicle Abstract from the Arizona Department of Licensing that is reviewed to assess minimum eligibility for determining driving privileges annually. Adheres to El Rio Health Policies and Procedures governing "Company Use Vehicle" and in accordance with local, state, and federal laws, as well as common standards of safe driving, courtesy and approved number of riders that may be transported. Ensures materials and tools are stored properly when vehicle is utilized for maintenance / facility purposes. Ensures vehicles are clean reflecting the high standards of El Rio Health and no items are stored on the dashboard. Reports time for periodic maintenance and repairs when operating an El Rio Health vehicle to the appropriate El Rio Health contact. Provides direction, resolves problems, prepares work schedules and sets deadlines to ensure completion of services under the direction of the Materials and Facilities Manager or Supervisor. Establishes and enforces operating and safety standards and procedures for maintenance service repair and ensures that staff are aware and in compliance with operating procedures and established practices. Serves as a contact with outside contractors regarding repairs and improvements, as assigned. Maintains a clean, safe, and hygienic work environment in compliance with all Policies and Procedures including but not limited to work areas, workstations, examination rooms, hand washing, infection prevention and control etc. for this position. Demonstrates an understanding of and proficiency with the application of all compliance and reporting requirements respective to Joint Commission Certification (JCC) standards Minimum Education and Experience:

High School Diploma or General Education Diploma (G.E.D.) Seven (7) years of related maintenance/facilities experience and/or training. Must be twenty-one (21) years of age or older for liability coverages. If applicable, equivalent combination of education and experience may be considered, and must be directly related to the functions and responsibilities of the job.

Required Licenses, Certifications, and Registrations:

Level I fingerprint clearance card: current valid and in good standing or have applied for it within seven working days after beginning employment. Current Arizona Driver's License.

Incumbent must meet qualification requirements for auto insurance coverage by the organizational insurance carrier.

Employees in this position are required to have reliable transportation that can meet any operational reassignments of the organization during the workday. If an employee is driving during work hours, the employee is required to possess a valid driver's license and must comply with Arizona vehicle insurance requirements. Preferred Education, Experience, Skills, Abilities:

OSHA Safety Training 10 hours specific course OSHA Safety Training 30 hours specific training course Ability to read blueprints. Journeyman in construction trades. Bilingual (English/Spanish) with the ability to speak, read and write in both languages.

If the prospective employee does not possess this prior to hire, fingerprint application must be completed within 7 days post hire. Level One (1) Non-IVP Fingerprint Clearance card must be received within 30 days after applying for the fingerprint card.
