Job Description Salary: Ranges based on experience and skillset.
Responsibilities Jokakes Need: Jokake Construction Services is in need of an energetic and proactive experienced Superintendent who will be responsible for all field operations pertaining to a commercial construction project. Responsibilities include monitoring and maintaining safety, developing subcontractors’ scope of work, managing self‑performing labor force, and creating and updating project schedules. The Superintendent will maintain general condition costs, manage subcontractor quality and schedule performance. In addition, this position is charged with controlling Jokake site quality control program and maintaining daily reports, and other project tracking logs.
Required Experience & Skillset
Minimum of five years of experience as a construction Superintendent or in a related position.
Minimum of 3 years of experience professionally managing the following types of commercial projects: commercial tenant improvement projects, commercial ground‑up projects, and commercial projects in occupied spaces.
Ability to manage a project from mobilization and job start through closeout.
Must be capable of verifying layout per design drawings and have a clear understanding of details and finishes.
Knowledge of safety protocols and ability to complete Safety Check Lists, Infection Control Plans, and Pre‑construction Task Plans.
Ability to document daily activities and complete reports and appropriate paperwork in a timely manner.
Ability to complete special reports and/or forms required by the owner (e.g., system shutdown requests, heat, smoke and/or dust permits).
Knowledgeable regarding the roles of each subcontractor, and ability to schedule accordingly.
Proficient at managing onsite crews to maintain the schedule and inspecting and verifying installations of materials/products to ensure quality.
Professionally manage relationships with subcontractors while partnering with clients.
Skilled at maintaining good standing with all jurisdiction agencies.
Ensures adherence to onsite and related rules and regulations.
Experience planning and executing successful utility shut‑down procedures.
Skill to review and maintain job cost reports.
Willingness to train less experienced superintendents and office personnel.
Endurance to travel through jobsites and perform climbing, crawling, lifting and carrying construction‑related objects.
Technical Competencies
Understanding of mechanical systems and controls, including central plant equipment.
Experience troubleshooting mechanical systems, controls, and balancing issues.
Skill at creating and managing master schedules with CPM strategies, using multiple scheduling software products.
Firm understanding of the project’s critical path and ability to communicate critical path.
Experience with MEP coordination and design review & verify layout.
Experience developing and managing a quality assurance and control program.
Thorough knowledge of construction‑related contracts.
Research scope of work and submittal content before coordinating work.
Intermediate knowledge of Microsoft Office Suite, including Project.
Experience with Bluebeam.
