Job Description
Lead full-cycle project delivery from preconstruction through closeout, ensuring schedule, budget, and quality goals are met. Coordinate with ownership, design teams, and consultants to align project scope with proforma targets. Manage subcontractor procurement, contract negotiation, and performance oversight. Develop and maintain detailed project schedules, cost tracking, and cash flow forecasts. Review and approve RFIs, submittals, change orders, and pay applications. Ensure compliance with local codes, permitting requirements, and internal standards. Conduct regular site visits to monitor progress, safety, and quality control. Facilitate weekly project meetings and provide clear, timely communication to all stakeholders. Resolve field issues quickly to minimize impact on cost or schedule. Oversee project closeout, punch list completion, and turnover to property management. The Successful Applicant
Proven experience managing ground-up multifamily or senior living projects from preconstruction through closeout. Strong understanding of construction sequencing, budgeting, scheduling, and cost control. Skilled in coordinating with ownership, design teams, consultants, and subcontractors. Ability to interpret and manage contracts, RFIs, submittals, and change orders. Excellent communication and leadership skills to drive team performance and resolve issues. Proficiency in project management software (e.g., Procore, MS Project, Bluebeam). Detail-oriented with a commitment to quality, safety, and timely delivery. Adaptable and proactive, with a focus on building long-term relationships and repeatable success. What's on Offer
