Job Description

The Critical Maintenance Technician (CMT) is responsible for responding to and resolving all facilities building maintenance requests. Critical maintenance tasks may include, but are not limited to: plumbing, mechanical, heating, air-conditioning (HVAC), and general maintenance to support the site needs, as required. This position will also provide escorting for contractors providing services in the building and the data center, as requested.

RESPONSIBILITIES

• Answer and respond to all mechanical, electrical, and plumbing-related calls from customers, contractors, and management. Address and correct issues promptly, and properly communicate any on-going or severe issues to the appropriate chain of command

• Record all maintenance tasks via the appropriate system, resolve tickets in the system when work is complete

• Inspect interior and exterior building structures to determine functional systems and detect malfunctions and needed repair making notes and recommendations to management

• Perform minor electrical maintenance to include but not be limited to replacement or repair of fixtures (e.g. wall switches and outlets, incandescent and fluorescent bulbs and tubes, ballast, sockets, fuses, minor appliances, cords, etc.) using appropriate hand, power and specialty tools

• Perform minor plumbing maintenance (e.g. replacement or repair of leaks in drains and faucets, unclogging of drains, trenching and laying new lines, replacing drain hoses on washers and similar devices, etc.)

• Perform preventative maintenance work on building electrical, mechanical, and plumbing equipment supporting the building office space

• Assist with the development, revision, and execution preventive maintenance procedures, and perform quality control reviews to ensure accuracy, clarity, and continual improvement

• Order parts, as needed, to support building maintenance needs, and maintain required documents and record of inventory

• Assist with planning and coordination of all large-scale projects required to address building issues

• Maintain accurate building data including, rounds, PM work orders, change management, etc.

• Manage assigned workflow tasks in order to provide timely turnaround

• Escort and work effectively with outside contractors, ensure they are abiding by critical facility work rules

• Complete facility rounds at the beginning of each shift to ensure building and grounds upkeep

• Follow T5 data center corporate policies and procedures

• Adhere to all federal, state, and local safety laws

• Complete other such duties consistent with your role as you may be assigned by T5FM management

EDUCATION AND EXPERIENCE

• High school degree or GED, preferred

• Two years working experience in facility maintenance

• Basic understanding of electrical, plumbing and carpentry, required

• Electrical or mechanical licensure, preferred
