Community Corp. is a Santa Monica-based non‑profit organization that restores, builds, and manages affordable housing for working families of modest means.

Position Overview Under the direction of the Associate Director or Director of Housing Development, the Project Manager is responsible for activities relating to a project’s development from site acquisition to construction completion and conversion to permanent financing.

Compensation And Benefits The compensation ranges between $94,421 and $125,895. The Project Manager is eligible for the following benefits:

Essential Position Responsibilities

Predevelopment: Identify new properties, perform feasibility analyses, secure acquisition and predevelopment financing.

Community Engagement: Plan and execute community outreach processes including neighborhood councils and community meetings.

Entitlements and Approvals: Prepare applications, negotiate with public agencies and community groups.

Design Oversight: Provide input and analysis on architects, engineers and consultants; oversee construction bidding and contract materials.

Financing & Closing: Secure commitments for construction/permanent financing, negotiate deal terms with lenders and investors, coordinate closing of construction financing.

Construction & Rehabilitation: Coordinate with Property Management, Maintenance and Accounting; monitor construction progress, prepare payment requests, evaluate change orders, resolve issues.

Permanent Loan Conversion: Ensure all requirements are met to pay‑off the construction loan and convert to permanent financing; support lease‑up process.

Other Duties: Serve as the project’s contact person for all entities, manage projects with a consideration for all department needs, enhance use of technology, perform other duties as assigned.

Participate in or lead efforts to enhance use of technology, improve processes and lower risks.

Education And Experience

Bachelor’s Degree in Economics, Architecture, Public Administration or related field required; Master’s Degree in Planning, Real Estate, Business or related field preferred.

Approximately 2 years of related work in real estate finance or development or other relevant work experience for real estate development.

Qualifications

Proficiency in Microsoft Office, especially Excel and Word.

Demonstrated proficiency in real estate finance and ability to produce complex financial spreadsheets.

Knowledge of affordable housing and community development programs and issues.

Knowledge of real estate entitlement and approval processes, urban planning concepts and construction management principals.

Ability to work independently with minimal supervision and within a team environment.

Strong analytical, mathematical, communication and organizational skills.

Supervisory Responsibilities This position will not directly supervise other employees.

Physical Requirements This position requires the ability to sit and use office equipment and computers for the majority of the workday. Must be able to lift up to 25 pounds. Must be able to drive to worksites and inspect and survey worksites.

Travel Requirements Must have and maintain a valid driver’s license and insurance as required by law.
