Its vision is to be the catalyst for making Atlanta a global beacon for equitable, inclusive and sustainable city life. Atlanta Beltline, Inc. (ABI) Asset Management team oversees a portfolio of 300+ acres of property. The Trail Operations Coordinator is responsible for tracking and managing work orders, timely payment of invoices, collecting and analyzing asset data, and developing dashboards and reports to support effective decision?making related to asset lifecycle planning, maintenance strategies, and operational performance. Position Responsibilities Work Order Tracking, Invoicing & Data Management: Monitor and manage work order processes to ensure timely completion and accuracy. Pay and track invoices and utility bills promptly. Maintain and update asset inventories and databases. Ensure data integrity, accuracy, and consistency across asset management systems in collaboration with ABIs Data and Impact team. Collaborate with operations and maintenance partners to keep ABIs assets in a state of good repair. Provide data?driven insights to enhance preventive and predictive maintenance planning. Improve data collection and integration processes across multiple platforms. Analyze asset performance trends to optimize maintenance and replacement schedules. Support capital planning by providing data?driven recommendations for asset lifecycle investments. Provide oversight and structure for how inspection reports are created, reviewed, organized, and used across ABIs property portfolio. Develop key performance indicators (KPIs) to track assets and capital maintenance performance. Generate reports on asset health, lifecycle costs, and maintenance effectiveness.

Position Requirements

3+ years of experience in asset management, operations and maintenance, or data analysis. Any equivalent combination of training and experience.

Selection Criteria

Proficiency in asset management software, CMMS (Computerized Maintenance Management Systems), Microsoft Office Suite, and data visualization tools. Knowledge of lifecycle cost analysis, asset reliability principles, and capital planning. Excellent communication and collaboration skills to work with cross?functional teams. Experience with GIS, Asana, Power BI, or other business intelligence tools is a plus. Must be highly organized, capable of self?direction and autonomy, and able to work well with people at all levels in the organization and within the community. Flexibility and the ability to multitask and juggle multiple projects simultaneously. Effective presentation and written communication skills. Excellent organizational, planning, problem?solving, and analytical skills. Demonstrated high standards of ethics and integrity. Understanding of the impacts of institutional and systemic barriers on marginalized communities and a commitment to integrating equity and inclusion throughout all facets of your work.
