Residential Maintenance Technician
Location: Wilmington, DE
Position Overview
As a Maintenance Technician, you'll be responsible for the upkeep, repair, and overall maintenance of residential units and common areas in a multi-unit housing facility. This role combines hands-on technical work with property upkeep and customer service, ensuring the property remains safe, clean, and well-maintained for residents.
Key Responsibilities Perform general maintenance tasks in apartments and common areas Turnover unit prep including:
Drywall repair Painting and caulking Carpet cleaning and minor repairs
General groundskeeping:
Trash removal Light landscaping (watering, weeding) Inclement weather response (e.g., snow/ice removal)
Maintain cleanliness of maintenance shop and storage areas Occasionally clean apartments and shared spaces Respond to maintenance requests and emergency calls as needed Use your own set of hand tools on the job Follow directives from Maintenance Superintendent and Property Manager Qualifications
Experience:
Minimum 1 year in general maintenance (e.g., electrical, carpentry, plumbing) Skills:
Hands-on repair and troubleshooting skills across multiple trades Ability to work independently and as part of a team Strong time management and organizational skills Excellent customer service when interacting with residents
Tools:
Must supply your own hand tools Other Requirements
Reliable and proactive problem-solver Pride in cleanliness and work quality Comfortable working both indoors and outdoors in varying conditions Flexible and able to handle emergency situations with urgency
