General Purpose

Performs a variety of semi-skilled and skilled maintenance work on City buildings and their utility systems. In the performance of such maintenance work must be able to operate a variety of construction equipment and tools. Grade 13, steps 1 - 3.

POSITION EXPECTATIONS This position requires the ability and willingness to perform continuous, hands-on physical labor outdoors in all weather conditions. The people who fill this position should also possess existing skills and experience performing a variety of craft, skills, and technical abilities and bring additional specialties skills that enhance their value to the position. The people who fill this position should be self-starters who are inherently motivated, work well together as a team, and take the initiative in determining what needs to be done, or proactively seek out their supervisor for direction to ensure their productivity for the City. Assists with the planning, scheduling, and implementation of maintenance, repair, and construction of activities designed for the upkeep of City Buildings. Assists in the training of lower level employees performing the duties of maintenance, construction, and repair of City buildings. Maintains a variety of records relating to inspections, maintenance activity, and repairs to all City buildings and their utility systems. Utilizes general office computers, programs, and software along with web-based applications or software for emails/ work orders and documentation of maintenance schedules and calendars. Works with supervisor on procurement and ordering supplies as needed and scheduling with contractors for work as needed. Determines the locations of gas, telephone, power, television, water, and sewer lines from the appropriate sources prior to excavation. Responds to complaints regarding water leaks and pressure losses and explains findings to his supervisor. Contacts the City employee responsible for the building or the business owner leasing a City building regarding maintenance and repair work to be performed. Responds to calls from the City employee responsible for the building or the business owner leasing a City building for necessary repairs and maintenance to the building and the utility services. Ensures the proper maintenance of equipment and tools by cleaning and checking equipment and tools after use. Drives a medium size pickup for hauling equipment, tools, materials, and personnel used in performing duties. Performs routing inspection and preventive maintenance on assigned equipment and refers defects or needed repairs to his supervisor. Operates light and medium-sized construction and power equipment used in the maintenance of buildings and their utilities. Maintains the shop building assigned to building maintenance for cleanliness and functionality of tool storage and safekeeping. Employees will be scheduled to work On-Call hours on a rotational basis and as needed for after hours emergency call out for facilities and maintenance issues. Performs all duties in conformance to appropriate safety and security standards. Performs all other duties as assigned. Required Qualifications

Education and Experience:

Graduation from high school or GED equivalent, and Four (4) years of experience relating to construction, maintenance, and repairs of buildings, and Proven experience in electrical, plumbing, carpentry, and HVAC systems related to buildings. Must pass a background check to be able to supervise Department of Corrections inmates. Valid state driver's license. Ability to obtain a Commercial Driver's License. Necessary Knowledge, Skills, and Abilities:

Considerable knowledge of equipment, tools, facilities, materials, methods, and procedures used in maintenance, repair, and construction of buildings. Skill in the operation of small power tools. Ability to perform heavy manual tasks for extended periods of time. Ability to work safely. Ability to establish and maintain effective working relationships with employees, other departments, and the public. Ability to understand and carry out written and oral instructions.
