Job Summary:
The Pre-Construction Manager & Estimator role is critical to the successful planning and execution of our projects. The ideal candidate will have a strong background in construction and experience in supporting the bid process by preparing estimates and proposals. This position requires a combination of technical knowledge, historical cost awareness, market trends, analytical skills, and effective communication to ensure accurate and competitive project bidding.
Key Responsibilities:
Estimation & Bidding: Prepare accurate and competitive cost estimates for general construction, renovation, and construction management projects by analyzing project drawings, specifications, and other documentation. The position will provide accurate information for both conceptual estimates along with plan and specification. Project Analysis: Conduct thorough reviews of potential projects to determine feasibility, risk, and profitability. Collaborate with the project management team to align project objectives and strategies. Compile project risk matrix and formulate risk mitigation strategies. Vendor & Subcontractor Solicitation & Coordination: Communicate with vendors and subcontractors to solicit and evaluate bids, ensuring all estimates include up-to-date pricing and availability of materials and labor. Perform quote comparisons and make recommendations for selection. Client Interaction: Engage with clients during the bidding process to clarify project requirements, adjustments, and to foster strong professional relationships. Present and explain project proposals to clients, designers and operations teams. Documentation & Reporting: Maintain detailed records of all estimations, bids, and initial project specifications to ensure transparency and accuracy in project initiation. Develop and maintain historical cost database, bid management, and estimating software. Creation of historical cost tools for future conceptual estimates
Collaboration: Work closely with the project management, engineering, and construction teams to ensure seamless project transitions from estimation to execution. Maintain engagement with project team to understand positives and deltas. Participate in scope redlines to understand contingency spending and mitigate in future contracts. Preconstruction: Develop and maintain standard scope sheets and update with feedback from project management staff. Qualifications:
Bachelor’s degree in Engineering, Construction Management, or a related field or equivalent experience Minimum of 3 years of experience in general contracting preconstruction on projects of various types and sizes. Highly proficient in markup and communication software (e.g., Bluebeam Revu, Building connected, or other forms of bid solicitation). Highly proficient in Excel and Microsoft Office Suite. Self-motivated and able to work independently. Strong understanding of construction processes, materials, and the latest industry standards. Excellent analytical, organizational, and negotiation skills. Excellent written and verbal communication skills. Excellent interpersonal skills. Capable of working in a team environment and handling client interactions professionally. Able to manage multiple bids and projects simultaneously under tight deadlines. Willingness to travel within local areas. Preferred:
Previous experience in construction operations.
