Senior Project Manager Responsibilities

Mastery of PM 1 & 2 job responsibilities, including the ability to perform the following:

Time Management

Ability to work on multiple projects or run projects with advanced complexities.

Staff Development

Can manage multiple project teams and mentor direct reports, or lead a larger staff on one of the company's high-complexity projects.

Emphasize career development of individuals they manage.

Learn from PM huddles and communicate across teams for consistency.

Reporting

Provide high-level project reporting to the Project Exec and Regional VP.

Identify risks early, report them, and implement mitigation plans.

Report on project during company EOM reviews, presenting information.

Preconstruction

Participate in preconstruction meetings and work with preconstruction team to ensure project setup for success.

Help develop bid tabs ensuring proper scope coverage.

Business Development

Participate in extracurricular activities and foster relationships with industry clients, designers, and subcontractors.

Identify potential new projects and share them with BD team for tracking.

Project Management Responsibilities

Project Administration

Prime Contract

Understand the prime contract and manage the project by its terms.

Prepare and conduct OAC meetings.

Generate SOVs, produce monthly billings, track receivables, and communicate payment status.

Manage design teams to ensure information is provided promptly.

Subcontract

Assist or conduct weekly subcontractor meetings, QC meetings, project coordination meetings.

Review and approve subcontractor SOVs, process vendor billings.

Manage subcontractors to ensure contractual obligations.

Address subcontractor back charges.

Support PM in resolving conflicts with subcontractors.

Internal

Conduct weekly staff meetings to review progress and resolve issues.

Assist in preparing and attending subcontractor preconstruction meetings.

Review daily reports for accuracy and compliance.

Coordinate with project admin to balance workload.

Financials

Forecasts

Timely and accurate cost forecast.

Change Management

Manage changes on both owner and subcontractor sides, package changes appropriately.

Maintain CM software cost estimates.

Knowledge of Procore Financial module, including set up, invoicing, formatting.

Schedule

Develop project baseline schedule with proper logic and details.

Track delays and project float.

Keep schedule accurate with actual dates.

Communicate with superintendent to manage schedule.

Participate in pull planning sessions.

Input and reflect delays accurately.

Assist superintendent in resolving schedule field issues.

Job Procurement

Project buyout, manage budget, create comprehensive scopes.

Negotiate with subcontractors relative to scope.

Maintain procurement log.

Prepare and participate in QC phase meetings.

Ensure superintendent conducts inspections with quality.

Document QC meetings.

Look ahead for issues impacting schedule, scope, quality.

Create RFIs to mitigate impacts.

Work with safety department for BC safety policies.

Talent Development

Train others on responsibilities.

Hold team members accountable.

Work well with others, treating all with respect.

Assist admin duties to avoid overload.

Client Satisfaction

Deliver project on time, within budget, quality.

Control project to meet client experience expectations.

Lead professional OAC meetings focusing on client needs.

Business Development (duplicate)

Attend networking events to grow network.

Communicate client expectations.

Feed BD department with potential leads.

Additional Notes Note: The above job responsibilities pertain to PM 1. The hM 1 and 2 designations will be based on an individual's responsibilities and the projects they manage.
