Position Maintenance Supervisor

Responsibilities
Plan, schedule, and supervise the maintenance staff in the performance of their daily activities including maintenance, installation, repairs, service requests, turn‑arounds, and cleaning of grounds and common areas.
Hire, train, and develop maintenance staff and ensure company policies, procedures, and safety practices are applied.
Conduct regular safety inspections of the property, correct any unsafe practices or situations, and train staff in the correct handling of chemicals, supplies, and equipment.
Participate in various department or regional meetings and community events; lead safety and department meetings with staff members.
Coordinate with vendors and contractors for installation, maintenance, and repair work.
Maintain the maintenance‑department budget; ensure all projects and scheduling fall within budgetary guidelines.
Prepare specifications for major planned projects, negotiate and solicit bids with contractors and vendors, and inspect vendor work for quality and conformance to specifications and cost requirements.
Purchase and order maintenance supplies, materials, and appliances efficiently and cost‑effectively; maintain appropriate inventory.
Ensure service requests are assigned and completed by the team within the required timeframe.
Oversee make‑readies and other maintenance projects to be completed accurately and timely according to Willow Bridge Property Company’s quality standards.
Maintain and update all assigned service requests using Yardi Mobile until assignment is completed and closed.
Trains maintenance staff on specific trades (e.g., thermocouples, motors, boiler controls, fire alarms, plumbing valves, fixtures, water lines, alarms, locks, new and renovated construction) to assess functionality and recommend repair or replacement.
Adhere to all company safety policies and ensure all employees work in a safe and secure environment.
Comply with all OSHA safety regulations, federal, state, and local applicable laws regarding health, safety, or environment, including Willow Bridge Property Company’s standard operating procedures and policies.
Qualifications
Minimum of 5 years of related maintenance experience; property management experience preferred.
Proven ability to supervise and lead a large team.
Advanced understanding and experience in electrical, carpentry, plumbing, HVAC, painting, carpet care, and appliance repair.
Certifications preferred: HVAC and EPA.
Effective communication and interaction with management, partners, subordinates, vendors, and residents.
Expert skills in small hand and electrical tools, basic electrical, carpentry, painting, and small machinery repair.
Basic computer skills (mobile device, PC).
A valid license may be required.
Must be available for regular on‑call work assignments/emergency calls and work scheduled off‑hours and overtime as required.
Must be able to lift up to 50 lbs.
