Job Description

Job Title Estimator – Residential Remodeling

Employment Type Full Time

Job Location Saddle Brook, NJ (HQ) projects throughout Northern New Jersey

Salary Range $80,000 – $120,000 base - Commission Potential Total Pay: $150,000 – $300,000+

Position Summary The Estimator is the first critical touchpoint in our design-build process, guiding homeowners from initial concept through a signed contract. You will translate client goals and field takeoffs into detailed scopes, budgets, and timelines while safeguarding gross-margin targets. By partnering with vendors, trade partners, and our production team, you create proposals that set projects up for success. Your blend of technical expertise and persuasive communication drives both client confidence and company revenue.

Objectives (Key Duties)

Conduct in-home consultations to capture project goals, site conditions, and client budget

Perform detailed takeoffs from field measurements, drawings, and digital plans

Develop fixed-price estimates with transparent line-item breakouts and allowances

Prepare conceptual schedules and phasing plans to validate timelines with production

Source and validate material pricing; negotiate favorable terms with vendors

Solicit subcontractor bids, review scopes for gaps, and verify certificates of insurance

Present proposals to homeowners, address objections, and secure signed contracts

Update CRM and estimating software with all client interactions and revisions

Collaborate with designers and architects to reconcile aesthetics with budget

Handoff awarded projects to the Project Manager with complete scope and cost data

Monitor market pricing trends and update cost databases quarterly

Provide value-engineering options that preserve design intent when needed

Conduct post-project reviews to compare estimated versus actual costs and refine templates

Uphold company brand standards in all client meetings, documents, and communications

Competencies (Skills & Attributes)

Expert ability to read blueprints, specifications, and residential code requirements

Advanced proficiency in Excel and cloud-based estimating or takeoff software

Strong math and analytical skills for cost modeling and margin analysis

Persuasive presenter who can build trust and close contracts in person or via video call

Detail-oriented commitment to error-free proposals

Time-management strength to juggle multiple estimates and strict bid deadlines

Collaborative mindset to work smoothly with design, production, and vendors

Negotiation savvy for subcontractor and supplier pricing

Familiarity with CRM systems and disciplined data-entry habits

Continuous-improvement attitude; seeks feedback and implements best practices

Education & Experience

Bachelor’s degree in Construction Management, Civil Engineering, Architecture, or related field

Five or more years estimating or construction-management experience in residential remodeling

Proven history of closing projects from $50 k to $1 M with strong client-satisfaction scores

Physical Requirements

Ability to climb stairs, enter attics or crawlspaces, and measure existing conditions during site visits

Stand or walk through job sites for up to six hours per day

Lift and handle plan sets, material samples, or equipment up to 30 lbs
