Preconstruction Manager

Summary We are seeking a detail‑oriented and experienced Preconstruction Manager.
The role requires preparing accurate cost, material, and labor estimates for a variety of construction projects, ensuring competitive bids and successful outcomes.
The successful candidate will collaborate with construction managers, architects, interior designers, subcontractors, vendors, and clients in a fast‑paced, high‑demand market.

Key Responsibilities
Review architectural plans, blueprints, specifications, and other project documents to prepare comprehensive cost estimates.
Work closely with architects, interior designers, and owners to provide clients with detailed estimated project costs from conception through completion.
Quantity takeoffs
Perform digital takeoffs in Square and On‑Screen Takeoff (OST) for finishes, millwork, sitework, MEP rough‑ins, etc.
Bid package assembly
Compile scopes, drawings, specs into bid coordination and verification.
Document control
Manage drawing revisions, RFI logs, submittal trackers.
Qualifications
BS in Civil Engineering, Construction Management, or Architectural Engineering (GPA 3.3+ preferred).
Strong analytical and mathematical skills with a keen attention to detail.
Ability to read and interpret architectural drawings, technical specifications, and construction documents; basic understanding of luxury finishes (e.g., book‑matched slab walls, radiant systems).
Excellent communication and negotiation skills to work effectively with clients, subcontractors, and team members.
Preferred Skills
3–5 years of experience in luxury residential or luxury/hospitality commercial construction.
Proficiency in estimation software (e.g., CostX, Bluebeam, PlanSwift).
