Job Title Chief Engineer

Job Description Summary Responsible for ensuring efficient operation and maintenance of mechanical, electrical, and plumbing equipment and systems for assigned properties. Duties include maintaining a clean and safe working environment, performing routine assessments, executing preventive and corrective maintenance, painting, and housekeeping.

Essential Functions and Responsibilities

Perform all plumbing, electrical, and HVAC requirements for the building(s).

Maintain heating equipment, chillers, DX units, pumps, cooling towers, fan coil units, VAV, and air distribution systems.

Monitor and adjust mechanical/pneumatic equipment, steam stations, control gauges, distributor panels, valves, thermostats, and diffusers.

Verify field conditions and perform necessary repairs or adjustments.

Monitor energy management and perform preventive maintenance in accordance with C&W standards, building protocol, and manufacturer recommendations.

Repair doors, ceilings, hand railings, floors, and other general repairs.

Perform plumbing fixture repairs (e.g., water closets, urinals, flush valves, lavatories).

Inspect engine room, fan room, cooling tower, motors, pumps, electric rooms, and backup generators.

Check emergency exit signs, lights, and access; conduct fire and life‑safety inspections per NFPA and local jurisdiction.

Document and report activities to supervisor.

Respond immediately to emergency situations (fire, evacuation, equipment failure).

Comply with all applicable codes, regulations, agency directives, and safe work habits.

Complete required C&W safety training annually.

Maintain C&W uniform dress code and a neat, clean appearance while on the property.

High School Diploma or GED equivalent.

Graduate of an apprenticeship program or trade school preferred.

Experience

Five or more years of related work experience operating mechanical, electrical, and plumbing systems in a commercial property setting.

Additional Eligibility Qualifications

Appropriate trade license or permit (e.g., Journeyman or Master Electrician, refrigeration certificate, high‑pressure boiler/steam operator). Universal Technician certification may be required.

Valid driver’s license with good driving record.

Basic computing skills (Outlook, Excel, Word).

Experience in HVAC, boilers, heaters, pumps, refrigerant systems, compressors, and water systems.

Knowledgeable in energy management systems and building system operations, maintenance, and repair.

Work may require extended periods on duty, shift work, or on‑call duties.

Work Environment The job operates in a professional office environment and may involve travel between properties under varying weather conditions.

Physical Demands

Ability to stoop, stand, climb, and lift a minimum of 50 lbs.

Regular crouching, bending, and reaching to install or move equipment.

Ability to speak clearly and read written information.

Visual acuity to read printed material, drawings, and schematics.

Compensation $36.78 – $43.27 per hour. The compensation depends on location, experience, and collective bargaining agreements. Minimum wage will not be paid.
