Custom Home Construction Warranty Manager
to join our team. This pivotal role is responsible for overseeing all post‑construction warranty services for our high‑end, custom‑built homes, ensuring homeowner satisfaction and maintaining the quality and integrity of our work long after project completion.
Position Summary The Warranty Manager will act as the primary point of contact for homeowners regarding warranty claims and service requests. You will be responsible for diagnosing issues, coordinating repairs with subcontractors, tracking service timelines, and ensuring all work meets our uncompromising standards for quality and customer service.
Key Responsibilities
Claim Management:
Manage and prioritize all incoming homeowner warranty claims and service requests promptly and professionally.
Issue Resolution:
Conduct on‑site inspections, thoroughly diagnose construction‑related issues (structural, mechanical, and aesthetic), and determine warranty coverage eligibility.
Coordination:
Schedule, coordinate, and oversee subcontractors and service technicians to complete repairs and warranty work efficiently and to the customer's satisfaction.
Documentation & Reporting:
Maintain accurate, detailed records of all warranty claims, communications, repairs, and associated costs, utilizing warranty management software (e.g., Buildertrend or similar).
Customer Relations:
Serve as a compassionate and professional liaison between the company, homeowners, and trade partners, ensuring excellent customer service and clear communication throughout the resolution process.
Quality Control:
Follow up on completed work to ensure high‑quality repairs and adherence to building codes, safety standards, and company specifications.
Process Improvement:
Identify recurring issues or trends and collaborate with the construction team to implement preventative measures and improve building practices.
Budget Management:
Monitor and control warranty service budgets.
Qualifications
Experience:
Minimum of 5 years of professional experience in construction warranty, post‑construction service, or a highly related field within residential construction (custom home building experience is highly preferred).
Technical Knowledge:
Strong, demonstrated general knowledge of home construction trades and technical aspects (including carpentry, drywall, mechanical, electrical, and plumbing systems) sufficient to accurately diagnose and troubleshoot issues.
Customer Service:
Proven ability to manage customer expectations and resolve conflicts calmly and effectively, maintaining a professional and courteous demeanor under pressure.
Communication:
Excellent written and verbal communication skills for interacting with homeowners, trade partners, and internal staff.
Logistics:
Must possess a valid driver's license and reliable transportation to travel regularly to custom home sites.
Work Style:
Ability to work independently, manage a dynamic schedule, and prioritize multiple work orders and projects efficiently.
Attention to Detail:
Exceptional focus on detail in all aspects of work, from documentation to final repair quality.
Preferred Qualifications
Hands‑on experience performing minor repairs and punch‑list work (e.g., caulking, wall patch, trim repair).
Familiarity with local building codes and industry regulations.
