Summary The ideal candidate will be able to provide on-site coordination for all facets of the construction project, including coordinating subcontractors, material and equipment, ensuring that specifications are being strictly followed, and work is proceeding on schedule and within budget. The Superintendent shall be responsible for scheduling, inspections, quality control and job site safety. He/She will be held accountable for the timely completion of the project and ensuring the project is constructed in strict accordance with the plans, specifications and local codes. The Superintendent will report directly to the Project Manager and/or Construction Operations Manager.

Major Responsibilities

Perform quality control duties and responsibilities regarding the work being performed;

Communicate with the project team regarding ASI’s, RFI’s, CO’s and Material Submittals;

Ensure the Subcontractors are fully executing and complying with their contracted scope of work;

Coordinate required inspections with local jurisdictions;

Identify conflicts in construction progress and communicate them to project team for resolution;

Maintain daily job log of activities on the jobsite;

Ensure subcontractors have corrected any deficiencies identified by project team;

Issue notices of non-compliance to subcontractors in regards to quality of work or scheduling;

Ensure that the job site is always kept clean and organized;

Perform punch list identification and completion

Provide information, as required, to Project Coordinators regarding progress at job sites

Alternative Functions

Assist in budgeting, bidding and awarding of subcontractors;

Preside at preconstruction meetings with each subcontractor;

Assist in the hiring of sub-tier employees;

Knowledge / Skills / Abilities

Provide direction to and resolve problems amongst several subcontractors, employees and vendors;

Must possess strong understanding of building envelope assemblies;

Ability to identify deficient work and provide resolution;

Ability to read plans, specifications and codes;

Manage customer situations; respond promptly to customer needs and able to meet provided commitments;

Strong interpersonal skills with a focus on conflict resolution, maintaining confidentiality and keeping emotions under control;

Strong written communication with the ability to write effectively, and interpret written information;

Able and willing to promote and work in a team environment

Dependable and capable of following instructions, following management’s direction and taking responsibility for own actions;

Takes initiative on the jobsite to volunteer readily, seeks increased responsibility, looks for and takes advantage of opportunities

Qualifications

Minimum of 5 years of verifiable experience;

Experience with Procore or related project management software a plus;

Read and interpret documents such as safety rules, operating and maintenance manuals, and procedure manuals;

Experience with MS Office a must;

Bi-Lingual in English and Spanish a plus;
