Job Summary Job Summary The Real Estate Asset Manager provides strategic and operational leadership for NDC’s real estate portfolio. This role ensures that all properties are well‑managed, financially sustainable, and aligned with NDC’s mission to support entrepreneurs and strengthen communities. The position requires a balance of strategic oversight, financial expertise, and operational responsiveness to maintain and grow NDC’s real estate assets.
Key Responsibilities Key Responsibilities Lead and support the Property Management Team in developing and implementing annual and long‑term plans to ensure the real estate company’s financial growth, sustainability and mission are achieved. This includes setting clear goals, objectives, budgets, and timelines.
1. Asset & Property Management
Responsible for all operations of incubators and commercial properties.
Direct and support the property management team to ensure high performance and tenant satisfaction.
Build and oversee third‑party property management contracts.
Support pre‑development and development of new incubators.
2. Strategic Planning & Risk Management
Develop and implement strategic plans for existing and future incubators.
Manage legal ownership documents, compliance, and reporting.
Oversee risk management, collections, governance, and audit processes.
Administer insurance policies across all properties.
3. Tenant Management
Lead leasing processes, including tenant buildouts and tenant mix strategy.
Maintain strong tenant communications and manage tenant files.
Ensure high levels of customer and tenant satisfaction.
4. Financial Oversight
Responsible for preparing and executing annual operating budgets for all properties.
Conduct monthly financial reviews, monitor cash flow, and report to Finance Committees, Board, and senior leadership.
Manage capital improvement budgets and planning.
Support due diligence, valuations, and underwriting for acquisitions and sales.
5. Facility & Operations Oversight
Manage utilities, repairs, maintenance, cleaning, pest control, security, signage, and parking for properties.
Oversee Midtown Global Market operations, including staffing, hours, and vendor relations.
Partner with Friends of Global Market on marketing, fundraising, and events.
6. Board & Partner Engagement
Serve as primary liaison for real estate boards and condo associations, including scheduling, agendas, minutes, and reporting.
Maintain strong communication with investors, lenders, and partners.
7. Marketing & Leasing
Drive marketing strategies to attract tenants and increase occupancy.
Collaborate on promotional initiatives for NDC properties.
8. Data & Reporting
Collect and report data for funders (jobs, sales, customer counts, market analysis).
Ensure compliance with funder requirements and organizational reporting standards.
Qualifications
Bachelor’s degree in real estate, Business Administration, Finance, Urban Planning, or related field (Master’s preferred).
5+ years of experience in asset management, property management, or real estate development.
Strong financial acumen with experience in budgeting, forecasting, and reporting.
Knowledge of commercial leasing, tenant relations, and property operations.
Excellent communication, leadership, and relationship management skills.
