PRECONSTRUCTION DIRECTOR
CoreBuilt is an innovative and agile team seeking a Preconstruction Director with over 5 years of commercial construction expertise. This role will spearhead the preconstruction process, driving project success from initial client engagement through budgeting, estimating, negotiations, and contract award.
POSITION OVERVIEW:
The Preconstruction Director will be instrumental in managing client relations, leading preconstruction efforts, and overseeing the creation of project budgets and estimates. The goal is to secure profitable projects, ensure an effective preconstruction process, and maintain a robust pipeline of future opportunities. Collaboration with company leadership, project managers, and field teams is essential for seamless transitions from sales to project execution.
KEY RESPONSIBILITIES:
Business Development & Sales:
Identify and pursue new project opportunities with existing and potential clients.
Build and nurture relationships with owners, developers, architects, engineers, and industry associates.
Represent CoreBuilt at industry events, networking functions, and trade shows.
Create and implement strategic sales plans to achieve financial objectives.
Prepare and present competitive budgets, proposals, and presentations to prospective clients.
Preconstruction & Estimating:
Lead preconstruction initiatives including conceptual budgeting, detailed estimation, and constructability assessments.
Collaborate with design teams in early project phases to optimize cost, schedule, and quality.
Establish and maintain relationships with subcontractors and vendors to obtain competitive bids.
Oversee bid processes, including solicitation, review, and selection of bids.
Create and deliver comprehensive preconstruction documents for client endorsement.
Budgeting & Cost Management:
Develop and manage project budgets during the preconstruction phase.
Assess subcontractor and supplier proposals for completeness, scope, and accuracy.
Provide value engineering alternatives to enhance cost efficiency while maintaining quality.
Coordinate with accounting and project management teams for a seamless transition from preconstruction to execution.
Client Relationship Management:
Act as the primary contact for clients during the pre-award phase.
Ensure all proposals, estimates, and presentations align with CoreBuilt's quality and branding standards.
Deliver outstanding client service to cultivate long-term partnerships and repeat business.
QUALIFICATIONS:
Education/Experience:
Minimum of 5 years’ experience in business development, estimating, or preconstruction within the commercial construction sector.
Bachelor's degree required.
Strong understanding of construction methods, practices, and industry standards.
Software Skills:
Proficient in MS Outlook, Word, and Excel.
Experience with estimating software, construction management software, and Bluebeam Revu is preferred.
Adept at quickly learning and adapting to new technology tools.

Job Requirements:
Valid driver’s license and reliable transportation.

Feasibility to climb ladders and conduct site inspections as necessary.
Must pass a clear criminal background check.
