General Manager (High‑rise) FirstService Residential – Austin, TX

Job Overview The General Manager has complete charge of the day‑to‑day operation of a first‑class, luxury condominium complex, including the operation, maintenance, management, cleaning, sanitation, renewal, replacement, care and upkeep of the Common Areas as described in the Condominium Association Documents. The General Manager enforces compliance with the Rules and Regulations, builds strong relationships with owners, tenants, contractors, vendors and employees, and works a flexible schedule to meet the needs of residents and the building. The role is on‑call 24/7 to supervise emergencies and to report to the Board of Directors and Association employees.

Administrative Responsibilities

Negotiate and oversee contracts for maintenance, preventive maintenance and other services for the Common Areas.

Communicate weekly with the Board and residents regarding community issues, construction, personnel and leasing status.

Maintain an accurate inventory of all furniture, fixtures, equipment, tools and supplies in the Common Area.

Prepare and update a preventive maintenance schedule.

Enforce the Rules and Regulations, state and city laws, and report violations.

Supervise the Assistant Community Manager and establish collection procedures.

Maintain on‑site certificates of insurance and prepare meeting packets, notices, proxies and ballots.

Ensure accurate file management for each unit and all correspondence, bids, repair orders and maintenance records.

Personnel Management

Partner with Human Resources to create a proactive HR function and ensure employee motivation, training, development, retention, and compliance with labor regulations.

Recruit, interview, hire, and terminate personnel.

Conduct ongoing performance reviews, coaching, discipline, training, and schedule management.

Maintain accurate payroll records and approve timecards, vacation requests and approvals.

Conduct annual formal performance reviews for all direct reports and facilitate performance conversations with all subordinates.

Budget and Financial Oversight

Prepare an Annual Budget and Five‑Year Capital Improvement Plan; submit to the Board for approval.

Approve expenditures and seek Board approval for items above predetermined thresholds.

Track monthly expenditures to ensure adherence to budgetary guidelines.

Report variances in a monthly Financial Critique to the Board; assist with audits and verify other revenue.

Distribute audited Annual Financial Reports to the Board.

Safety and Security

Ensure compliance with general safety rules (OHSAS) and maintain a safe environment for residents, visitors and staff.

Maintain Building Access Control procedures, ensure proper manning of entry points, train staff on access control and key‑control procedures, and keep a clear paperwork trail for unit key exchanges.

General Operations

Maintain a clean, neat and professional appearance for the property.

Coordinate renovations to ensure compliance with Rules and Regulations.

Enforce Employee Manual rules and coordinate multiple functions to achieve objectives.

Implement strategies to improve service and reduce expenses, and collaborate with the Facilities Manager on unit renovations.

Skills – Qualifications

Education: Four‑year Bachelor’s Degree from an accredited university or equivalent experience in condominium, hotel or commercial building management.

Experience: Minimum five (5) years of managerial experience, including budgeting, expense control, personnel supervision, building management, operation and maintenance.

Knowledge: Strong working knowledge of customer service principles, ability to read and interpret technical procedures and regulations.

Skills: Strong interpersonal, time‑management and customer service skills; collaborative, self‑motivated and adaptable.

Attendance: Reliable and predictable attendance required.

Compensation $100,000 – $120,000 per year
