Responsibilities
Oversee diverse ground‑up and renovation projects in pre‑construction, ensuring effective management of project flow and scope.
Lead pre‑construction/estimating staff in preparing detailed estimates across project phases: conceptual, schematic, guaranteed maximum price (GMP), and build‑to‑plan.
Manage workloads and schedules of self and subordinates to meet project deadlines.
Prepare and analyze cost models and maintain a cost‑history database for budget and estimate development during pre‑construction.
Stay updated on industry trends and implement progressive practices such as Lean, VDC, and IPD in collaboration with operations teams.
Cultivate relationships with owners, architects, and subcontractors to support successful project pursuits.
Ensure staff compliance with TCCI’s estimating and corporate policies, maintaining high professional standards.
Manage an extensive pipeline of ground‑up and renovation projects in pre‑construction.
Collaborate with operations team to assemble General Conditions.
Serve as a strategic partner in risk management: identify and mitigate risks during pre‑construction or bidding phases.
Review owner contracts, identify cost implications, and ensure accurate documentation of pre‑construction information.
Actively participate in industry, client, and community relations to enhance company image.
Hire, develop, and lead pre‑construction and estimating staff.
Participate in meetings with various stakeholders and maintain organizational standards.
Qualifications

Ability to efficiently manage multiple projects and tasks concurrently.

Bachelor's Degree in a relevant field and minimum 15 years of estimating experience.
At least 5 years as a Preconstruction Director or Chief Estimator in a general contractor setting, supervising teams of at least eight members.
Strong skills in cost estimating and analysis across various project stages.
Expertise in RFP/Q preparation and analysis, with knowledge of diverse construction methods, purchasing, negotiations, presentations, and personnel management.
Technology literacy: proficiency in Microsoft Office (Excel, Word, Outlook) and estimation software platforms (e.g., Timberline, On‑Screen Takeoff, BIM, etc.).
Experience with GMP and CMAR contracting models is advantageous.
