KeyUrban is a mission-oriented real estate development consulting firm based in Washington, DC. KeyUrban assists its public and private sector clients with an array of real estate and project management services. Since its inception in 2004, we have helped clients and owners conceptualize, manage, develop, and orient their resources toward affordable housing and community serving facilities. Our focus includes market research, financial modeling, deal structuring, acquisitions, public and private funding applications (including LIHTC, HPTF, tax-exempt bonds, and other federal/state/local programs), due diligence, project management, construction management, tenant relations, and asset management. Position Summary Highly motivated and detail-oriented

Asset Management Associate

to oversee the operation and management of a portfolio of

5-10 multifamily affordable housing properties

in Washington, DC. This position is responsible for ensuring the long-term financial health, physical condition, and regulatory compliance of these assets. The ideal candidate will possess a strong understanding of

affordable housing compliance (LIHTC, HPTF, etc.) , property operations, and real estate finance. This role involves

regular visits to properties ;

building strong relationships with residents, tenant associations, property management staff, and vendors ; and

supervising/overseeing third-party property management . The Associate will report directly to the

company principal . Work will range from detailed compliance and financial analysis to supporting the empowerment of residents in the communities KeyUrban serves. The work environment is casual and entrepreneurial, with hybrid work locations between home, project sites, and our Dupont Circle office.

Key Responsibilities

Supervise and oversee third-party property management staff to ensure properties are well-managed, financially sound, and meet all compliance requirements.

Conduct regular site visits to assess physical condition, operational performance, resident satisfaction, and staff performance.

Build and maintain positive relationships with residents, tenant associations, property staff, vendors, and community stakeholders.

Prepare and submit regular reports on property performance (financial, operational, compliance) to clients, lenders, and agency partners.

Manage and promptly respond to all lender and agency requests for documentation, compliance assurances, and data.

Review, understand, and act upon vendor proposals, property audits and financial statements, tax returns, compliance documentation, legal documents, operating agreements, Insurance policies and certificates, and third-party reports.

Analyze monthly property financial statements, audits, and budgets; identify trends, report on variances, and recommend corrective actions.

Manage discreet capital improvement projects or other special projects on behalf of property-owning clients.

Support internal acquisitions and development teams on financing, due diligence, preconstruction, and construction of new portfolio projects as necessary.

Engage with community residents and local officials at project sites with a professional and supportive demeanor.

Maintain organized asset files and databases.

Communicate with internal team members about goals and tasks.

Collaborate with principals and consultants on day-to-day portfolio needs.

Represent KeyUrban at events related to real estate, economic development, community development, and policy.

Develop and sustain KeyUrban marketing and business growth strategies, including social media efforts.

Required Education and Qualifications

Bachelor’s degree in real estate, finance, business administration, urban planning, public policy, or a related field

Strong analytical skills and proficiency in Microsoft Excel

Strong written communication skills; ability to prepare professional reports and memos

Willingness to travel within DC to support projects

Preferred Education, Experience, and Qualifications

Advanced degree or coursework

1-3 years of experience in multifamily asset management or property management, with a strong preference for experience in affordable housing

Familiarity with affordable housing finance and compliance mechanisms (e.g., HUD, LIHTC, HPTF, HAP, HCVP, tax-exempt bonds)

Advanced Excel skills

Experience with property management software (e.g., Yardi, RealPage)

Graphic design experience

Spanish proficiency

Work Hours This is a full-time position, with occasional meetings outside business hours. There will be some flexibility in hours and location.

Compensation The Asset Management Associate will be a full-time W-2 employee. Salary Range: $57,000 – $79,000, commensurate with experience
