DIRECTOR OF LEASING

BH Properties is a privately held commercial real estate investment firm focused on value‑add acquisitions in office, industrial, retail, and multi‑family properties throughout the Western United States, along with investments in distressed debt and ground leases. The company is vertically integrated, with offices in Los Angeles, San Francisco, Seattle, Riverside, Phoenix, Dallas, Austin, San Diego, and Houston. With a 31‑year track record, it owns and operates approximately 10M square feet across 18 states.

POSITION

The

Director of Leasing

will be primarily responsible for a portfolio of company‑owned assets. The successful candidate will have worked in a principal and/or brokerage environment with an investor acumen approach to maximizing cash flow and increasing value while representing the company in a high‑visibility front‑facing role within the community.

REPORTING

Executive Managing Director of Operations and Asset Management

Responsibilities

Manage the leasing process.

Oversee third‑party leasing brokers.

Respond to requests for proposals (RFPs).

Analyze and present lease economics for proposed deals.

Negotiate letters of intent.

Negotiate leases and landlord work letters with in‑house legal, construction, and property management teams.

Ensure the success of a full‑cycle leasing process including turnover and compliance with lease documents.

Collaborate with Asset Management, Construction Management, and Property Management to develop and refine plans, designs, cost estimates, permitting, and project timelines.

Update and track all lease proforma/budget changes throughout the negotiation process.

Develop relationships with civic and community groups and government agencies to support required CUPs.

Attend select conferences and industry events.

Perform routine property inspections to ensure properties and vacant suites are show‑ready.

Maintain and expand relationships with existing tenants and develop relationships with prospective tenants.

Knowledge & Skill Requirements

Bachelor’s degree in finance, business administration, or related field; graduate degree is a plus.

Minimum 10+ years of commercial real estate leasing experience and/or related experience.

Existing tenant relationships to draw upon.

Experienced in financial analysis, understanding of asset‑level financial statements, and lease management and metrics.

Knowledge of real estate accounting and strong analytical skills.

Knowledge of design and construction process.

Proficient in Yardi, MS Office 365 (including Teams), and MS Excel.

Highly organized, detail‑oriented, and able to manage multiple concurrent projects to achieve goals.

Comfortable in a collaborative, team‑oriented environment.

Exceptional communication and interpersonal skills.

Requires limited travel.

Compensation $175,000 – $225,000
