Position Overview
The Construction Development Manager will play a key role in building and growing our construction operations as we transition from residential remodels and demolition work into the commercial bid market. This individual will oversee business development, bidding strategy, project management, and operational systems to ensure quality, profitability, and growth.
This is a hands-on leadership position suited for someone entrepreneurial and results-driven who can both manage active residential projects and strategically position the company for larger commercial opportunities.
Key Responsibilities
Business Development & Bidding
•
Identify and pursue new construction opportunities with general contractors, municipalities, and private developers.
Prepare and manage bid submissions, including takeoffs, vendor quotes, and scope development.
Develop relationships with key vendors, subcontractors, and architects.
Attend pre-bid meetings and site walks.
Build out a pipeline of commercial bid opportunities.
Project Management
Oversee active home remodel and demo projects to ensure timely, cost-effective, and quality delivery.
Manage crews, subcontractors, and scheduling.
Review project budgets, costs, and progress reports.
Ensure safety, permitting, and compliance requirements are met.
Strategic & Operational Development
Help design the company’s growth plan into commercial contracting.
Build estimating and project management systems for scalability.
Develop standard operating procedures for bidding, scheduling, and quality control.
Assist in hiring and training future estimators, project managers, and field staff.
Qualifications
•
5–10 years of experience in construction management, estimating, or business development (residential and/or commercial).
Proven experience in reading plans, estimating, and managing bids.
Strong communication, negotiation, and leadership skills.
Understanding of building codes, permitting, and Massachusetts (or local) construction standards.
Proficiency with construction software (Procore, Buildertrend, Bluebeam, or similar) a plus.
