We are seeking a driven individual to provide extensive paralegal support to our Real Estate and Operations team. The ideal candidate will possess expertise in real estate law, with a focus on lease drafting and document coordination. While direct negotiation with landlords is not mandatory, the successful candidate will collaborate closely with our real estate team to grasp deal intricacies and adeptly draft and coordinate various legal documents.

Department Real Estate

Core Purpose To create loyal, lifelong fans and exercise practitioners.

Responsibilities

Drafting and coordinating lease agreements, encompassing EōS form lease drafts, lease redrafts, pre‑sales leases, and associated documents.

Reviewing and preparing declarations, ECCR reviews, easements, and conducting title reviews.

Assisting in the preparation of legal documents such as amendments, Subordination, Non‑Disturbance, and Attornment agreements (SNDA's), estoppels, equipment waivers, and Non‑Disclosure Agreements (NDA's).

Handling notary services as required.

Providing support for general legal tasks, including managing subpoena requests and responses to small claims.

Actively participating in lease negotiation meetings to ascertain company requirements and preferences.

Additional Recommended Responsibilities

Conducting legal research on pertinent real estate laws and regulations to ensure compliance.

Collaborating with cross‑functional teams to address legal issues affecting real estate and operational matters.

Assisting in the development and implementation of legal strategies to mitigate risk and optimize outcomes.

Managing and maintaining an organized database of legal documents and agreements.

Providing support for general business law matters, such as contract drafting, review, and negotiation.

Supporting intellectual property matters, including trademark searches, applications, and enforcement actions.

Assisting with general employment law matters and supporting general state and federal employment laws.

Assisting with regulatory compliance efforts, including researching and interpreting relevant laws and regulations, and developing compliance policies and procedures.

Providing litigation support, including drafting pleadings, motions, and discovery requests, and assisting with trial preparation.

Collaborating with external counsel on various legal matters, including managing relationships and coordinating legal strategy.

Qualifications

Bachelor's degree in legal studies, Paralegal Studies, or a related field.

Paralegal certification preferred.

5 years of experience as a paralegal at minimum.

Experience with real estate transactions in multiple states is required.

Notarize documents as a certified Notary Public for the state you live.

Substantial experience in real estate law, particularly in lease drafting and document coordination.

Thorough knowledge of California real estate laws and regulations.

Experience with Texas, Florida, Utah, Nevada, and Arizona real estate laws and regulations is ideal.

Exceptional drafting and communication skills.

Proven ability to work efficiently and independently, while fostering effective collaboration within a team environment.

Proficiency in MS Office and legal software.

Requirements

Must successfully pass background check.

Ability to work in a gym setting; move about club floors and rooms; communicate with employees, members, and vendors.

Ability to access and operate Company computer system including prepare documents, enter data into computer system, read reports from a computer database or email system.

Notary services: 75+

NDA's: 100+

Equipment waivers: 25 to 50

Membership Agreement draft/redraft: 20+
