Position Overview The Senior Project Manager Preconstruction & Delivery plays a pivotal role in driving project success from concept through completion. This individual integrates advanced planning, estimating, and project management expertise to deliver complex construction projects efficiently, safely, and profitably. Acting as both a strategic planner and hands‑on project leader, this role oversees all phases of preconstruction, construction, and closeout, ensuring alignment between design intent, financial performance, scheduling, and quality standards. The Senior Project Manager serves as a mentor, collaborator, and trusted partner to clients, subcontractors, and internal teams.

Key Responsibilities Project Financial Management

Develop, monitor, and maintain project budgets and forecasts to ensure alignment with financial goals.

Oversee change orders, billing, and cost control with precision and transparency.

Anticipate future expenses, identify opportunities to optimize cash flow, and correct discrepancies proactively.

Provide financial mentorship to project teams, fostering a deep understanding of fiscal accountability and project profitability.

Scheduling & Resource Coordination

Create, update, and manage comprehensive project schedules in collaboration with Project Schedulers, Project Executives, General Superintendents, and field teams.

Coordinate procurement timelines, three‑week look‑ahead schedules, and delivery logistics to mitigate risks and avoid delays.

Align preconstruction, construction, and design milestones including MEP/FP coordination, submittals, and project closeout.

Communicate schedule impacts clearly to all stakeholders and develop proactive solutions to scheduling challenges.

Risk, Safety, and Quality Management

Lead risk assessments and implement safety and compliance protocols across all project phases.

Ensure early identification and mitigation of risks during preconstruction through detailed project planning.

Manage project controls, submittal logs, and contract compliance while overseeing QA/QC processes from kickoff to closeout.

Lead subcontractor kickoff and preinstallation meetings; monitor progress through inspections, checklists, and punch lists.

Uphold contract and insurance compliance, and train team members in risk awareness and safety best practices.

Stakeholder Communication & Project Administration

Serve as the primary point of contact for owners, clients, subcontractors, and internal leadership.

Oversee project startup, mobilization, RFIs, permitting, and documentation to ensure seamless communication and coordination.

Utilize project management systems (e.g., Procore) to maintain efficiency, accountability, and transparency.

Communicate effectively in both written and verbal formats, tailoring information to diverse audiences to build trust and alignment.

Technical & Industry Expertise

Apply advanced knowledge of building systems, design documentation, and procurement processes to guide decision‑making.

Leverage industry‑standard software and scheduling tools to enhance project outcomes.

Conduct value management and option analyses to optimize project results.

Stay informed on emerging technologies, industry trends, and best practices; mentor junior staff to cultivate a culture of continuous learning and technical excellence.

Qualifications

Bachelor's degree in Construction Management, Engineering, Architecture, or related field; advanced degree welcomed.

8–10+ years of progressive experience in project management, preconstruction, and planning within the construction industry.

Proven success managing complex projects from bid through completion.

Strong financial acumen with demonstrated ability to manage budgets exceeding $10M.

Proficiency in Procore, Primavera P6 and/or OPC, MS Project, and other relevant scheduling and project management software.

Excellent communication, leadership, and mentoring skills.
