Position Overview
Building and Land Technology (BLT) is seeking an experienced Director of Maintenance to oversee the maintenance operations of a premier residential community in Jersey City with over 1000 apartment homes. The Director of Maintenance will ensure the community’s building systems, facilities and maintenance programs operate efficiently and safely while delivering an exceptional living experience for residents.
Key Responsibilities
Lead and manage all maintenance operations for a large multi‑building high‑rise community including HVAC, plumbing, electrical, carpentry, painting, unit turns and general repairs.
Supervise, train and schedule a team of maintenance professionals to ensure tasks are completed efficiently, safely and within budget.
Oversee mechanical systems preventive maintenance programs and energy management initiatives, identifying opportunities for operational and cost efficiencies.
Conduct regular property inspections to maintain standards and proactively address maintenance and safety issues.
Manage all vendor and contractor relationships, ensuring high‑quality service and accurate billing.
Coordinate and oversee all municipal inspections and ensure compliance with local, state and federal regulations.
Administer service contracts, facility utilities and maintenance budgets.
Develop and implement policies, procedures and preventive maintenance programs to ensure consistent service delivery and regulatory compliance.
Respond promptly to emergency situations and resident concerns to maintain safety and satisfaction.
Maintain accurate documentation for maintenance activities, inspections and inventory control.
Recruit, train and develop maintenance staff to foster professional growth and operational excellence.
Identify pricing and manage capital improvement projects in collaboration with leadership.
Ensure 24/7 emergency coverage and readiness through effective team scheduling.
Qualifications
High school diploma or equivalent required; Associate degree or vocational/technical training preferred.
Minimum of 8 years of experience managing maintenance operations in a large residential property required.
Strong technical knowledge of building systems including HVAC, electrical, plumbing, BMS, cooling towers and carpentry.
Proven leadership skills with the ability to manage large teams and multiple priorities effectively.
Excellent communication, organizational and problem‑solving skills.
Ability to work both independently and collaboratively in a fast‑paced environment.
