The Facilities Operations Manager is responsible for overseeing construction coordination, facilities management of office areas and exterior grounds, corporate services, and compliance-related activities. This role ensures safe, efficient, and compliant operation of the company's office environment and exterior grounds while supporting business needs through effective vendor management, administrative oversight, and cross-departmental collaboration.

Key Duties & Responsibilities:

Oversee building systems and services for office areas and exterior grounds, including HVAC, lighting, plumbing, elevators, utilities, and access control. Coordinate with the plant maintenance team on shared systems and manage preventive/corrective maintenance activities with vendors and contractors. Ensure the safety, cleanliness, and appearance of office spaces, parking lots, and exterior grounds. Supervise mailroom, reception, and security personnel, whether direct staff or contracted. Manage vendor relationships for landscaping, janitorial, pest control, vending, coffee/water service, and office supplies. Coordinate office layouts, employee moves, and workstation setups with HR and IT. Develop and manage budgets, service contracts, and vendor compliance programs to ensure cost-effective, safe, and high-quality operations. While the plant undergoes construction, serve as the primary liaison with contractors and construction managers, providing information, monitoring progress, and participating in walkthroughs to ensure projects align with company requirements. Maintain policies, procedures, permits, and records to ensure compliance with all applicable regulations and codes. Perform miscellaneous job-related duties as assigned. % of Time

Responsibilities

20% Oversee building systems (HVAC, lighting, plumbing, elevators, access control) for office areas; coordinate preventive and corrective maintenance with vendors; ensure safety, cleanliness, and appearance of office areas and exterior grounds (parking lots, lighting, fencing, gates, security cameras). 20% Monitor and manage budgets for facility-related expenses; negotiate and manage service contracts; develop and maintain policies, procedures, and records; ensure compliance with local, state, and federal regulations; maintain required permits, inspections, and testing. 20% Supervise mailroom, receptionist, and security staff/contractors; manage vendor relationships for landscaping, janitorial, pest control, vending, coffee/water, and office supplies; maintain office supply and furniture inventory. 20% Act as liaison with contractors and construction managers; provide information and decisions to support progress; monitor construction against company requirements; participate in walkthroughs, progress meetings, and punch-list activities. 20% Coordinate office layout planning, furniture installation, employee moves, and workstation setups in collaboration with HR and IT; assist with CMMS implementation and tracking for facility assets and vendors. % Performs miscellaneous job-related duties as assigned.

Experience: Bachelor's degree in Facilities Management, Business Administration, Engineering, or a related field; or equivalent experience with a high school diploma/GED. Knowledge of facilities operations, office systems, and grounds management. Experience in vendor management and contract negotiations. Familiarity with CMMS or other facilities management systems. Strong organizational and communication skills. Ability to lead cross-functional projects and manage multiple priorities. Proficiency in Microsoft Office (Excel, Word, PowerPoint, Outlook). Physical Requirements

:

Ability to work on-site in an office and plant-adjacent environment with occasional exposure to construction or maintenance activities. Ability to bend, reach, climb, and stand for extended periods. Occasionally lift materials up to 25 lbs. Comfortable wearing PPE when required for site inspections or construction walkthroughs. Must be available to work flexible hours as needed to support organizational needs
