In the role of Experienced Maintenance Technician, you will deliver exceptional service to our residents by ensuring the property is well-maintained and visually appealing. ESSENTIAL JOB FUNCTIONS, DUTIES, AND RESPONSIBILITIES
Maintain physical aspects of the property to meet company and legal standards by diagnosing issues, making repairs, tracking accomplishments, and performing necessary follow-up. Troubleshoot and repair appliances, HVAC systems, plumbing, and electrical systems. Prepare unoccupied apartments for new residents by completing various electrical, HVAC, EPA, plumbing, carpentry, and cleaning tasks as necessary. Assist Property Manager and team with special projects as requested. Contribute to achieving occupancy goals by performing maintenance duties that enhance resident satisfaction. Complete maintenance service requests, document statuses, and ensure follow-through on all requests. Perform electrical repairs and installations for appliances, fixtures, and light sources. Repair HVAC and refrigeration units, ensuring compliance with certification requirements. Conduct plumbing repairs, including clearing stoppages and replacing fixtures. Carry out carpentry tasks, repair surfaces, and maintain aesthetics of the building environment. Ensure daily upkeep of grounds and common areas, including lighting maintenance and snow removal. Manage security by changing locks on rental apartments and other essential areas. Record and maintain accurate inventories and preventive maintenance records. Participate in training seminars and stay updated on industry standards and regulations. Promote a clean and appealing community environment. Comply with OSHA standards and Fair Housing regulations. Perform additional duties as assigned. SKILLS AND QUALIFICATIONS
Ability to perform essential functions with or without reasonable accommodations. Strong communication skills, both written and verbal. Ability to understand and apply safety procedures related to cleaning supplies. Reliable attendance and punctuality during scheduled hours. Flexibility to work nights and weekends as required. Outstanding customer service skills and organizational abilities. Independence in managing time and tasks efficiently. EDUCATION AND EXPERIENCE
High School Diploma or GED. A minimum of two years of experience in general maintenance or a related field. Boilers License, Pool Operator's License, and/or EPA Certification preferred. Reliable transportation. Willingness to attend and complete company-paid certification courses.
