About The Role The Real Estate Paralegal assists the Company’s legal real estate transactional attorneys by providing a wide variety of real‑estate oriented paralegal managerial and support functions to a busy real‑estate transactional practice.

What You Will Do

Review existing leases, REAs and other documents for existing exclusives and prohibited uses/use restrictions and prepare schedules/exhibits of the same for pad sales and anchor/big box lease transactions.

Perform due diligence reviews of leases and REAs interpreting relocation rights, repair obligations, options to extend, co‑tenancy obligations, radius restrictions, no‑build zones, protected areas, termination rights, CAM language, exclusive uses and all other rights, remedies and controls of the parties to the lease and provide written assessments.

Draft template REA and anchor lease amendments, purchase and sale agreements, CC&Rs and other legal documents, prepare correspondence, memos and reports.

Prepare critical dates charts for anchor projects; manage critical dates and deadlines for anchor projects in process.

Manage the process for obtaining title information, including placing title orders, reviewing title and survey matters, coordinating with company personnel and third parties (buyers and tenants) to resolve title and survey issues, updating the legal department database of title reports, title policies and surveys, and preparing legal description exhibits for use in real‑estate transactions.

Manage inquiries regarding property ownership, including research of real property history and chain of title; confirm and diagram fee and leasehold property ownership.

Provide property‑related legal information for due diligence needs in shopping‑center sales, preparing due diligence lists and folders, advising and assisting asset management in response to buyer due diligence inquiries, and preparing and responding to estoppel certificates.

Manage documentation for large transactions; coordinate execution and delivery of documents; prepare transaction summaries; maintain closing binders and department files.

Handle escrow transactions for pad/outparcel/excess land sales, monitoring and coordinating escrow responsibilities, and preparing closing documents and closing instruction letters.

Prepare and/or review and process estoppel certificates, easements and other simple development related agreements under real‑estate attorney guidance.

Catalog development memos for shopping‑center malls.

Notary or open to becoming a notary.

All other duties as assigned.

What You Bring

Paralegal certificate from an ABA approved school is highly preferred but not required.

Bachelor’s degree preferred but not required.

3+ years of law firm and/or in‑house experience as a real‑estate paralegal required, with substantial title and survey expertise preferred.

Excellent computer skills to include MS Office, Adobe Acrobat/Reader, iManage, Workshare and Redline.

Salary Range $90,000 – $120,000 plus 15% Bonus Potential. The compensation for this position is determined based on several factors, including the candidate’s experience, qualifications, and the specific requirements of the role. Final salary offers will be discussed during the interview process.
