Pre-Construction Manager
Location: Weaverville, NC (Commute Required) | Full-time | Onsite

We're seeking a Pre‑Construction Manager who is ready to lead the early stages of our projects—aligning design intent, budgets, and client expectations to ensure every build starts strong. This is a key leadership position where your expertise in estimating, constructability, and communication will shape the success of every project.
What You’ll Do As Pre‑Construction Manager, you will be the bridge between clients, architects, project managers, and trade partners, ensuring every project begins with clarity, accuracy, and confidence.
Your Responsibilities Will Include
Lead the estimating and budgeting process for residential and light commercial projects from concept through contract.
Analyze drawings, specifications, and design documents to produce detailed cost estimates, material takeoffs, and scopes of work.
Collaborate with architects, designers, and clients to refine project feasibility and scope alignment.
Manage the subcontractor and vendor bidding process, including qualification, bid leveling, and contract recommendations.
Provide value engineering and constructability reviews to optimize designs and budgets.
Partner with the Project Management team to ensure smooth handoff from pre‑construction to field execution.
Maintain and improve internal estimating systems, cost databases, and procurement processes.
Monitor market pricing trends, supply chain conditions, and trade availability to inform budgets and proposals.
Ensure pre‑construction deliverables are accurate, documented, and aligned with company standards and client expectations.
What You Bring We’re looking for an experienced professional who brings both technical expertise and a client‑focused mindset.
You’ll Stand Out If You Have
2+ years of experience in residential or commercial construction
1+ year of experience in estimating or purchasing
A strong understanding of construction methods, materials, and sequencing
Proven ability to read and interpret blueprints, plans, and specifications
Experience performing takeoffs, budget development, and cost analysis
Proficiency with Microsoft Excel and construction estimating software (CoConstruct, Buildertrend, or similar)
Excellent communication, negotiation, and presentation skills
A proactive, team‑oriented attitude with a focus on accuracy and collaboration
Integrity, professionalism, and alignment with Sineath’s core values of craftsmanship, honesty, and service
Compensation & Benefits
Salary: $70,000‑$85,000 (commensurate with experience)
Medical Insurance: Eligible after 90 days
Paid Time Off:
5 days annually (Years 1‑2)
10 days annually after Year 2
Sick Leave: 5 days annually
401(k): Eligible after 1 year with employer match
100% match on the first 3%
50% match on the next 2% (up to 4% total match)
Working Conditions
Office‑based role with regular site visits for meetings, walkthroughs, and assessments
Ability to navigate active construction sites safely (lift up to 50 lbs, access crawlspaces, uneven terrain, etc.)
Commitment to OSHA safety standards and Sineath Construction policies
