Base Pay Range $130,000.00/yr – $160,000.00/yr

Role Summary The Manager of Construction is responsible for the coordination, oversight and execution of day‑to‑day activities from inception to completion of all projects, including vacant suite prep, landlord work responsibilities, tenant improvements, and capital improvements. The role is based in the office, five days a week.

Essential Job Functions

Manage the planning, budgeting, scheduling, and reporting for construction projects across assigned assets.

Support the leasing team by reviewing LOIs and landlord work lease language to ensure feasibility, making adjustments as needed.

Provide preconstruction budgets for space plans, site plans, LOIs, and landlord work letters.

Develop and coordinate construction drawings.

Coordinate with local municipalities for the processing of architectural and engineering drawings for permits and manage review comments with consultants.

Initiate the bid process, including documentation, meetings, and bid qualification.

Work with legal to execute contracts.

Manage the construction process with schedule monitoring, budget management, attendance, submittals, RFIs, change orders, and reporting.

Travel and attend onsite meetings as needed.

Coordinate necessary communications with the site property management team.

Manage third‑party consultants.

Review and approve pay applications, verifying waivers and supporting documentation.

Review tenant drawings for accuracy and compliance with property standards.

Oversee the tenant construction process as primary contact with tenants.

Verify that finished work meets expectations set forth within contract documents, company policies, and procedures.

Review successful closeout procedures and documentation for completed projects.

Develop and maintain strong relationships with property management, asset management, legal, development, and construction teams.

Develop relationships with architects, engineers, consultants, general contractors, and subcontractors.

Execute, manage, and provide oversight with all teams in accordance with company guidelines and operations manuals.

Aide in due diligence on new acquisitions and dispositions.

Aide with risk management and insurance loss guidelines.

Qualifications and Technical Competencies

7–10+ years of experience in a construction‑related field.

Previous project management and retail experience is a plus.

Bachelor’s degree in Architecture, Civil Engineering, or Construction Management (preferred).

Strong interpersonal skills with an ability to interact with tenants and other departments.

Proven ability to manage all aspects of construction projects effectively and efficiently, including scheduling, submittals, and change orders.

Strong problem‑solving and quantitative skills.

Highly proficient in MS Office, especially Excel; project planning software and Salesforce experience are a plus.

Success in multitasking while maintaining strong attention to detail and delivering high‑quality results.

Ability to work well under pressure with multiple competing deadlines.

Strong written and verbal communication skills.

High degree of integrity.

Benefits & Compensation The Company provides a variety of benefits to employees, including health insurance coverage, retirement savings plan, paid holidays and paid time off (PTO).

Base Salary Range: $130,000–$160,000. Additional total direct compensation and benefits are subject to the terms and conditions of applicable plans and policies.
