About the Position
Coordinate all activities related to apartment rentals, move‑ins, move‑outs, and lease renewals.
Interact directly with prospective and current residents to achieve maximum occupancy, resident retention, and satisfaction.
Responsibilities
Listen, understand, and show empathy and respect toward residents.
Generate and handle traffic, qualify prospective residents, lease apartments, and complete move‑in paperwork.
Ensure model apartments are in touring condition and are prepared for move‑in.
Orient prospective and current residents to the property.
Process renewal paperwork and deliver documentation monthly.
Maintain accurate records of traffic activity using the computer system.
Follow up with prospects via phone, mail, or email.
Convert phone traffic into scheduled appointments.
Inspect apartments before move‑ins and coordinate move‑in/out needs with maintenance.
Create and keep confidential resident files.
Complete weekly leasing reports accurately and timely.
Ensure open and close procedures are completed daily.
Assist with ongoing resident relations and prompt response to requests.
Shop competitive properties.
Inspect buildings and grounds for safety, cleanliness, and maintenance needs.
Process work order requests and ensure timely completion.
Support management with clerical tasks such as phone calls, filing, and property invoices.
Assist with planning and implementing resident activities to increase retention.
Comply with company policies, health and safety rules, and all applicable laws.
Perform other duties as assigned.
Education and Experience
High school diploma is required.
One year of previous sales experience preferred.
One year of previous residential leasing experience preferred.
Skills and Requirements
Excellent customer service and interpersonal skills.
Prior experience with Yardi Voyager or a similar system preferred.
Basic knowledge of Microsoft Office Suite (Outlook, Word, PowerPoint, Excel).
Effective communication at all management levels.
Sensitivity to confidential matters.
Ability to work independently and prioritize in a fast‑paced environment.
Ability to relay technical concerns with adequate detail, quickly and accurately.
English reading, writing, and speaking proficiency.
Ability to use general office equipment (telephone, fax, printer, copier, key‑track system).
Strong organizational and time‑management skills.
Ability to handle difficult or angry situations.
Valid driver’s license, clean driving record, and current auto insurance required.
Compliance with all safety requirements.
Completion of Avenue5 Fair Housing, Diversity and Inclusion Training within the first 30 days.
