Role Summary The Manager of Construction is responsible for the coordination, oversight and execution of the day‑to‑day activities from inception to completion of all projects including, but not limited to, vacant suite prep, landlord work responsibilities, tenant improvements, and capital improvements. This role is based in the office, 5 days a week.
Essential Job Functions
Manage the planning, budgeting, scheduling and reporting for construction projects on assigned assets.
Support leasing team by reviewing LOIs, and landlord work lease to ensure feasibility, providing adjustments as needed.
Provide preconstruction budgets for space plans, site plans, LOIs, and landlord work letters.
Execute the development of construction drawings.
Coordinate with local municipality for processing of architectural and engineering drawings for permits and coordinate review comments responses with consultants.
Initiate bid process, including all appropriate documentation, meetings, and bid qualification.
Work with legal to execute contracts.
Manage the construction process with appropriate schedule monitoring, budget management, meeting attendance, submittals, RFIs, change orders, and reporting.
Travel and attend onsite meetings as needed.
Coordinate the necessary communications with the site property management team.
Manage third party consultants.
Review and approve pay applications, verifying waivers and supporting documentation.
Review tenant drawings for accuracy and compliance with property standards.
Oversee the tenant construction process as primary contact with tenant.
Verify that the quality of the finished work meets expectations set forth within the contract documents, company policies and procedures.
Review successful closeout procedures, documentation for completed project.
Develop and maintain strong relationships with the property management, asset management, legal, development and construction teams.
Develop strong relationships with architects, engineers, consultants, general contractors and subcontractors.
Execute, manage and provide oversight with all teams in accordance with company guidelines and operations manuals.
Aid in due diligence on new acquisitions and dispositions.
Aid with risk management and insurance loss guidelines.
Qualifications and Technical Competencies
7–10+ years experience in a construction related field.
Previous project management and retail a plus.
Bachelor's degree in Architecture, Civil Engineering or Construction Management.
Strong interpersonal skills with an ability to interact with tenants and other departments.
Proven ability to manage all aspects of construction projects effectively and efficiently including, but not limited to, scheduling, submittals and change orders.
Strong problem solving and quantitative skills.
Highly proficient in MS Office software, including strong Excel skills. Project planning software and experience with Salesforce a plus.
Success in multi‑tasking while maintaining a strong attention to detail and desire to perform projects and actions with the highest quality results.
Ability to work well under pressure with multiple competing deadlines.
Strong written and verbal communication skills.
High degree of integrity.
Proven ability to expand areas of knowledge and learn new skills as circumstances require.
Ability to adapt to new programs and processes.
Works well with others and has strong customer service skills.
Benefits & Compensation The Company provides a variety of benefits to employees, including health insurance coverage, retirement savings plan, paid holidays and paid time off (PTO). Base Salary Range: $130,000–$160,000. This represents the presently‑anticipated low and high end of the Company’s base salary range for this position. Actual base salary range may vary based on various factors, including but not limited to location and experience. The additional total direct compensation and benefits described above are subject to the terms and conditions of any governing plans, policies, practices, agreements, or other materials or documents as in effect from time to time, including but not limited to terms and conditions regarding eligibility.
