Floating Assistant Property Manager

Salary:
$25 to $28 per hour

Responsibilities
Assist the property manager with day‑to‑day operations, including resident satisfaction, retention, and full resident lifecycle activities.
Understand and enforce the operations guidelines established in the property management agreement.
Collect rent, maintain accurate rent roll, post payments, and make daily bank deposits.
Prepare accurate daily, weekly, and monthly financial and leasing reports.
Audit records to identify lease expirations, delinquent accounts, and unlawful detainers.
Collect delinquent account balances and process evictions, including necessary paperwork, notices, and court hearings.
Lease apartments as needed and manage move‑ins, move‑outs, and lease renewals.
Conduct inspections of buildings and grounds; alert maintenance to needed repairs.
Assist in training staff on leasing, traffic entry, marketing, maintenance, and general office operations.
Compose correspondence, rental notices, and other letters.
Handle resident relations and problem resolution.
Perform other duties as assigned.
Education and Experience
High school diploma required; bachelor’s degree preferred.
Two to three years of property management experience required.
Knowledge of resident rental lifecycle activities required.
Real estate license preferred or required in some locations.
Prior experience with Yardi Voyager or equivalent system preferred.
Skills and Requirements
Basic knowledge of Microsoft Office Suite (Outlook, Word, PowerPoint, Excel).
Excellent interpersonal and communication skills.
Ability to work independently and prioritize in a fast‑paced environment.
Strong organizational and time‑management skills.
Customer‑service orientation and conflict‑resolution ability.
Valid driver’s license, clean driving record and current auto insurance required.
Must complete Avenue5 Fair Housing, Diversity and Inclusion Training within first 30 days.
