OVERVIEW A well-established national commercial real estate company is seeking an experienced Assistant Property Manager to support the daily operations of a Class A office building located in Stamford, Connecticut. The Assistant Property Manager will be on‑site daily to help manage all aspects of the property including managing tenant and vendor relations, coordinating and overseeing building maintenance and capital improvement projects, budgeting and financial reporting and compliance. This position is full‑time and requires strong communication and organizational skills and proficiency in Microsoft Office Suite. Compensation will be competitive, including base salary range of $70,000‑$80,000 per year, benefits, and an opportunity for bonus.
QUALIFICATIONS
Self-starter, detail oriented, organized and able to accomplish directives with minimal supervision
Bachelor’s degree in Business, Real Estate, or related field preferred.
CPM or RPA designation is a plus.
Minimum of 2-3 years’ experience in Property Management for a Class A Office Building is required.
Familiarity with lease administration, tenant relations, operating budgets, recoveries and recharges, reporting, financial and otherwise, maintenance, contracts, contractor management, tenant improvements, and capital projects
Excellent verbal and written communication and problem‑solving skills
Professionalism and discretion
Must possess working knowledge of Microsoft Office Suite. Proficiency in Word and Excel is an absolute must
Familiarity with Sage accounting software and Bill.com invoice processing is preferred
Valid driver’s license
RESPONSIBILITIES
Serve as landlord’s representative with tenants, contractors, and clients to foster and maintain positive, professional, responsive, and cooperative relationships
Respond to tenant needs and resolve problems promptly in accordance with the lease
Assist in accurate interpretation of leases and other property documents such as REAS, OEAS, Maintenance and Service Agreements, Surveys, etc.
Assist in administration of lease terms and compliance
Regular interactions with tenants, including tenant interviews
Assist in accounts payable and receivable
Assist in timely completion and submission of required bi‑monthly, monthly, quarterly and annual reporting as may be required by the Regional Manager and Asset Manager/EVP.
Communicate with and assist leasing parties in property lease‑up efforts
Coordinate and conduct regular property inspections to ensure compliance with applicable codes and regulations.
Assist and participate in marketing and building promotions
Available for after‑hours emergencies.
Constant and clear communication with property management team (Regional Manager, Senior Building Engineer and Junior Building Engineer)
Perform other duties as assigned by the Regional Manager and Asset Manager/EVP
