Overview

As the

Vice President of Construction , you’ll be the driving force behind the planning, execution, and success of all construction, capital improvement, renovation, and facilities initiatives across the Midwest portfolio. This is a high-impact, leadership role designed for a strategic thinker and hands-on executor who thrives on transforming properties, leading teams, and optimizing value. You’ll oversee an accomplished team of project managers, facilities professionals, and contractors while partnering with property management, asset management, legal, accounting, and risk management to ensure every project is delivered on time, within budget, and at the highest standards of quality and safety. Key Responsibilities

Strategic Leadership & Oversight: Lead and inspire the regional construction and facilities teams, setting the vision for all capital projects, renovations, and facilities initiatives.

Develop and execute long-range capital and facilities strategies aligned with company objectives.

Prepare, review, and manage capital budgets; forecast throughout the fiscal year to ensure accuracy and fiscal responsibility.

Capital Planning & Project Execution: Oversee all major construction and renovation projects — from concept through completion — ensuring adherence to scope, schedule, and budget.

Establish and maintain construction and facilities standards, specifications, and best practices across the portfolio.

Partner with architects, engineers, consultants, and contractors to ensure proper design, execution, and quality control.

Leverage vendor relationships to achieve economies of scale and improve cost efficiencies.

Operational Excellence & Compliance: Conduct regular site and apartment inspections to uphold company maintenance, safety, and quality standards.

Ensure properties are inspection-ready and represent the company’s commitment to excellence.

Lead emergency response coordination for events such as fires, floods, and severe weather, and oversee property damage restoration and insurance claims.

Ensure all projects comply with building codes, environmental regulations, safety standards, and company policies.

Acquisitions, Dispositions & Value Creation: Support acquisitions by facilitating third-party inspections, developing capital programs, and leading transition efforts.

Assist with property dispositions, providing insight on capital status and value-add potential.

Oversee apartment renovations, repositioning, and value-add initiatives that enhance ROI and resident experience.

Financial Stewardship: Review and approve project budgets, scopes of work, RFPs, bids, and change orders.

Work closely with legal on contract negotiations and compliance.

Approve and monitor capital expenditures, ensuring transparency, accountability, and alignment with financial goals.

Track and report on capital spend, project milestones, and overall financial performance.

Team Leadership & Culture: Lead, mentor, and develop high-performing regional construction and facilities teams.

Foster collaboration with property management, operations, and asset management to drive results.

Champion a culture of safety, innovation, and continuous improvement across all sites and teams.

Sustainability & Innovation: Implement energy efficiency, sustainability, and safety initiatives that enhance asset performance and reduce environmental impact.

Drive adoption of new technologies and building practices that position the company as a forward-thinking industry leader.

Qualifications

Proven success leading large-scale construction and capital programs within the multifamily, commercial, or real estate sectors.

Strong financial management and capital budgeting expertise.

Exceptional leadership, communication, and collaboration skills.

Deep understanding of construction operations, building systems, and regulatory compliance.
