Base Pay Range $18.50/hr - $21.80/hr

Description The Leasing Specialist is responsible for presenting and leasing a community to prospective residents, leasing apartments, providing customer service, handling renewals, and participating in the marketing of the community. The role works with the property management team to achieve leasing goals and contributes to the overall success of Shea Properties.

Job Duties

Participate in lineup every morning.

Open and inspect models and market-ready vacants daily to ensure they meet established standards.

Maintain office presentation in a professional manner and assist with closing and securing the office and models daily.

Answer telephone and email leads by responding to leasing inquiries.

Respond to all Vaultware, PopCard and internet leads on a daily basis.

Write and post a minimum of three Craigslist ads daily and more if directed by supervisor.

Follow Yieldstar pricing procedures as directed by supervisor.

Greets and presents property to prospective residents through personalized tours, gathering information on needs and qualifications, and conducting follow‑up with prospects.

Actively market and promote the apartment community to lease apartments.

Accurately and promptly input Yardi data for all telephone, email, and walk‑in traffic, including rentals and cancellations.

Compile welcome paperwork with lease, associated addenda and forms in compliance with policies and procedures; establish move‑in appointments for lease review.

Complete a thorough walk‑through of apartment and community amenities with new residents upon move‑in.

Gather competitive market information weekly/monthly through phone calls, internet research, and site visits.

Prepare routine reports (weekly and quarterly market survey) and share information with on‑site management team; shop the competition to compare sales techniques, pricing strategy, and merchandising.

Ensure all information is input into Yardi by the close of each business day.

Champion individual Leasing Fundamentals process.

Maintain an accurate and current priority wait list, keeping prospects in constant communication about leasing availability.

Provide customer service per Shea core values and service standards.

Handle resident concerns and direct them to the appropriate CM or ACM when necessary.

Perform other duties as assigned. Actual responsibilities may vary depending on community size.

Technical/Professional Knowledge

Effective written and verbal communication.

Six months of sales and/or customer service experience.

Apartment leasing experience preferred.

Familiar with Microsoft Office products (Word, Excel, Outlook).

Yardi experience preferred.

Basic math skills.

Time management and organization skills.

High School diploma or equivalent required.

College degree or some college education preferred.

Work Environment The Leasing Specialist works on‑site at an apartment community and interfaces with external/internal customers, residents, and vendors. Hours are scheduled from 9 a.m. – 6 p.m. and include weekend days (Sat/Sun); flexibility may be required. The position may involve travel up to 25% of the time.

Physical Requirements Employee frequently stands, walks, sits, uses hands and arms, stoops, kneels, talks, hears, and uses a telephone and computer. May lift or move up to 25 pounds; occasional driving required.
