in how they approach their role at Green Brick Partners. To sell new homes for profit and provide excellent service to all prospects and customers. This location will be in the Northeast Houston - Huffman area. Position Purpose:
The Community Sales Manager must embody the HOME values and lead by example in promoting home sales and delivering customer service excellence. Responsibilities
Commitment:
Devote your entire time to diligently promoting home sales within the COMPANY and conduct tasks to the greatest advantage of the COMPANY. Maintain a professional appearance and represent the COMPANY in a professional manner at all times, including social marketing efforts. Traffic and Sales Generation:
Maintain a sales performance level in line with the sales manager and corporate goals (minimum average of 2 net sales per month; 3/month for 1-person sales office) for each quarter. Know the competition and articulate your business effectively. Achieve greater than 90% Green Brick Mortgage capture rate. Maintain a loss-to-sales ratio of less than 30%. Self-generate 20% of sales traffic to model homes. Maintain an effective sign campaign and ensure compliance through weekly checks. Input and participate in advertising as required by the sales manager. Follow up all community internet and phone leads (1 personal call and 2 email follow ups). Weekly traffic reports for each community; enter all prospects and Realtor registrations in the LASSO database; follow up with buyers using LASSO. Paperwork/Organizational Skills:
Turn contracts and forms in with complete and correct information; post buyer information in the company database (LASSO). Report changes in revised contracts promptly. Check loan statuses with Mortgage Company and update loan progress in the system. Turn in sales cancellations, spec contracts and time-sensitive selections within 24 hours. Customer Service:
Initiate weekly follow-up calls to buyers, handle e-mail and phone follow-ups, and conduct post-closing visits. Coordinate closing times with Mortgage Company and Title Company; keep the corporate office informed of closing times. Manage all loans, customer issues, and closing procedures for buyers in your area. Coordinate in-house walk-throughs prior to closing and ensure buyer closing on contract date or when home is ready. Model Home and Community Maintenance:
Ensure model homes are open during business hours, maintain professional appearance, manage grounds and interiors, and maintain closing packets and keys. Keep inventory of sales office supplies and report discrepancies to the Corporate Construction Manager. Maintain appearance and security of finished/unoccupied homes in your community. Learning and Development:
Attend and participate in periodic training engagements as directed by the sales manager. Competition Studies:
Compile quarterly market study information on competitors, including pricing and features. Recommend product changes based on customer needs documented to management. Safety Compliance:
Follow all safety rules established by the company. Supervision of Others:
Provide mentoring and coaching to sales assistants in the community. Authority/Budget/Decision Making:
Use discretion in negotiating contracts and making advertising decisions. Realtor visits and promotional presentations should be scheduled off site. Physical Requirements:
Ability to stand/walk for extended periods, lift up to 25 pounds, and perform required vision tasks. Qualifications
Bachelor’s Degree preferred New home sales experience preferred; mortgage and construction experience is a plus Competencies: sales ability, computer skills, organizational skills, legal/business understanding, customer service, financing, construction knowledge Location: The community location as assigned. Weekend hours may be required.
