Job Summary
As a Maintenance Specialist, you will play a crucial role in ensuring our residents receive prompt and professional maintenance services. You will be equipped with a company vehicle to travel between properties, delivering top-tier customer experiences throughout our single-family home portfolio.
Essential Duties and Responsibilities
Respond quickly and professionally to maintenance service requests from residents.
Deliver excellent customer service and promote a quality living experience for all residents.
Conduct periodic ProCare visits for preventive maintenance and repairs across various trades (HVAC, electrical, plumbing, etc.) to minimize future service requests.
Perform general property condition assessments during visits and relay urgent matters to property management.
Analyze Technician-specific reports to identify areas for improvement.
Educate residents on maintenance responsibilities and other relevant topics.
Handle repairs for vacant properties during the marketing or turn process.
Utilize and maintain company-provided tools, materials, and vehicles responsibly.
Perform additional duties as assigned.
Education and/or Experience High School diploma or equivalent required.
At least one year of experience in property management maintenance or related fields.
Skills/Knowledge Outstanding customer service and interpersonal abilities.
Strong organizational and time-management skills.
Familiarity with federal fair housing laws and local regulations.
Proficient in reading, writing, and understanding English.
Ability to use computers and software tracking systems.
Effective verbal and written communication skills.
Basic math skills.
Ability to multitask and make informed decisions quickly.
Flexibility and adaptability to a fast-paced environment.
Maintain confidentiality.
Valid driver’s license and ability to drive an automobile.
Licenses or Certifications Current driver’s license and auto insurance required.
Possible additional certifications depending on state law; preferred certifications include OSHA 10, EPA Certification, HVAC Certification, and CPO certification (pool).
Other Requirements Consistent regular attendance is necessary; overtime may be required.
Professional appearance and adherence to uniform policy.
Compliance with safety regulations and use of appropriate gear.
Availability for weekends and holidays when necessary.
Reachable by phone, except during approved time off.
Must provide basic hand and power tools.
Willingness to travel extensively within the assigned portfolio.
Physical and Mental Demands Ability to stand, walk, or sit for extended periods.
Frequent climbing, reaching, and dexterity with fingers.
Moderate bending, kneeling, and lifting (up to 50 pounds or more).
Ability to use standard maintenance tools and equipment.
Capacity to operate vehicles and communicate effectively.
Work Environment Combination of indoor and outdoor settings.
Exposure to various weather conditions.
Travel between job sites.
Work on different types of surfaces.
Salary Range The salary range for this position is $21.02 - $36.44 per hour, plus potential eligibility for an annual discretionary bonus. Actual compensation within this range will depend on individual skills, experience, qualifications, location, and applicable employment laws.
