The Marketing Performance Manager is responsible for overseeing all aspects of marketing strategy, performance, and execution across the multifamily portfolio. This role combines project management, analytics, creative oversight, and vendor coordination to ensure that each community achieves marketing, occupancy, and NOI goals. The ideal candidate is hyper-organized, analytical, and dependable, with the ability to effectively bridge strategic vision with day‑to‑day execution.
Occasional weekend, evenings, and holiday work may be required on an as‑needed basis.
Strategic Digital Marketing & Performance Management
Campaign Leadership & Execution:
Lead the end-to-end lifecycle of asset-level marketing campaigns across all channels—including Google Ads, Meta, ILS, email, social media, physical signage, and other platforms—from ideation through execution, optimization, and reporting.
Performance & Conversion Accountability:
Align campaigns with occupancy, lead-to-lease, and revenue targets, driving qualified traffic and measurable ROI that directly impacts NOI. Continuously monitor performance metrics and make data-driven adjustments.
Digital Strategy & Channel Management:
Develop and oversee comprehensive digital marketing strategies, including SEO, SEM, social media, email campaigns, website management, contests, and agency collaborations, ensuring consistent messaging and optimal engagement.
Analytics & Reporting:
Implement and manage analytics platforms (GA4, CRM, marketing tech stack) to track KPIs, analyze website and campaign performance, generate actionable insights, and present findings to leadership, regional teams, on‑site associates, and ownership groups.
Lead & Platform Management:
Manage lead tracking and lead management processes to improve conversion rates. Claim, optimize, and maintain profiles on major digital and locational platforms (Google Business, Facebook, Instagram, etc.), and oversee online reputation and community engagement.
Cross‑Functional Collaboration:
Coordinate with internal teams and external partners to ensure marketing strategies are executed effectively and performance insights inform broader business goals.
Project Management & Operations
Utilize Monday.com (or comparable project management platform) to build project plans, track deliverables, monitor timelines, and ensure accountability across multiple stakeholders.
Manage software integrations with internal and external partners to ensure dynamic pricing and availability are accurately reflected on community websites and ILS platforms.
Maintain accuracy of data in Property Management Software systems; perform updates as needed.
Ensure technology systems (CRM, lead management, reputation platforms, project management tools, etc.) are fully utilized and aligned with company standards.
Support pre‑development efforts and floorplan reviews in collaboration with leadership.
Strategic Planning & Marketing Strategy
Research and build comprehensive community marketing plans for existing and new business opportunities that attract identified target audiences and meet business objectives.
Collaborate with on‑site associates and regional teams to develop innovative strategies tailored to current market conditions and property data.
Assist stabilized and repositioned communities experiencing marketing challenges or poor occupancy with tailored plans to improve performance.
Conduct ongoing competitor analysis to stay informed about market landscape, strengths, weaknesses, and marketing initiatives.
Continually research and make recommendations on new marketing channels, platforms, and strategies.
Budgeting & Reporting
Create and manage marketing budgets for individual communities, ensuring accountability and ROI.
Track spend and evaluate budget performance, providing regular updates to asset managers and ownership groups.
Prepare proposals, marketing plans, and supporting materials for new business opportunities; effectively present strategies to potential clients and ownership groups.
Maintain relationships with marketing vendors and agency partners; conduct regular performance reviews on a monthly or quarterly basis.
Collaborate with design and marketing agencies for new construction and rebrand projects, assisting with creative direction, timelines, and production.
Oversee creation of collateral materials, websites, photography, videography, and other marketing assets, ensuring quality standards and brand alignment.
Acquisition and Disposition of Assets
Collecting, auditing, and organizing all marketing assets (photos, floorplans, collateral, digital files).
Managing smooth hand‑off of marketing materials between outgoing and incoming teams.
Performing copy checks and brand alignment reviews to ensure accuracy and consistency.
Supporting due diligence and initial marketing setup or wind‑down activities.
Creative & On‑Site Support
Ensure community photos, videos, and other creative assets are modern, high‑quality, and published across appropriate channels.
Provide creative input and direction on marketing materials, both digital and print.
Conduct regular site visits to evaluate curb appeal, signage, model units, and overall marketing readiness.
Identify and implement marketing opportunities at the property level to enhance visibility and leasing success.
Provide training and rollout support for regional and on‑site teams to reinforce best practices.
Communicate regularly with ownership groups, asset managers, and regional teams regarding marketing performance and strategic initiatives.
Serve as the central point of contact for marketing initiatives across communities, ensuring alignment between corporate, regional, and on‑site teams.
Provide training and guidance to teams on new processes, tools, and best practices.
Attend company meetings and industry education conferences to maintain knowledge of evolving trends.
Required Qualifications:
Bachelor’s Degree is required, preferably in Marketing or a data/business related field.
3+ years of experience in multifamily marketing or integrated marketing with property-level execution.
Strong knowledge of SEO, SEM, Google Analytics (GA4), and digital advertising platforms.
Proven experience managing complex marketing initiatives using Monday.com (or equivalent project management software such as Asana, Trello, or Wrike).
Marketing campaign management experience, including marketing analytics, strategy/KPI reporting.
Experience with property management and CRM systems (e.g., Knock, Yardi, Rent Café).
Strong vendor and agency management experience.
Excellent verbal and written communication skills with the ability to present to ownership and executive groups.
Hyper‑organized, critical thinker, dependable, and able to follow leadership alignment.
Preferred Qualifications:
Experience with Adobe Creative Suite or other creative tools.
Familiarity with reputation management platforms (e.g., Reputation.com).
Experience with multifamily leasing or property operations.
Data visualization and reporting skills (Looker Studio, Tableau, or similar).
