Position Summary The Lead, Marketing Performance is responsible for driving measurable results across the company’s multifamily property portfolio. This role leads the strategy, execution, and analysis of digital marketing initiatives—including SEM/PPC, Internet Listing Services (ILSs), and portfolio-wide analytics. The ideal candidate is a data-driven marketer with deep expertise in multifamily marketing, budget management, and cross-functional collaboration, with a specific focus on helping Marketing, Property Management and Asset Management teams communicate and collaborate.

Key Responsibilities Portfolio Analytics & Reporting

Maintain and analyze key property performance metrics, including traffic sources, conversion rates, cost per lead and ROI.

Produce monthly, quarterly, and ad hoc reports on portfolio marketing performance, trends, and opportunities.

Utilize BI tools, Google Analytics, and other platforms to deliver actionable insights to leadership and property teams.

Budget & Asset Management Collaboration

Partner with asset management and property management teams to align marketing strategies with portfolio goals.

Assist with annual budgeting and reforecasting for marketing spend.

Monitor budget performance and support the identification of optimization opportunities.

Collaborate with asset management and property management teams to align marketing activities with portfolio goals.

Relationship Management

Serve as the primary marketing point of contact for asset and property management teams, coordinating resources and resolving issues.

Foster collaborative relationships to support leasing, retention, and reputation management initiatives.

Process Improvement & Issue Resolution

Identify process gaps and support the implementation of solutions to improve efficiency and outcomes.

Respond to urgent matters and new challenges with agility and a collaborative approach.

Digital Marketing & SEM/PPC

Execute and optimize SEM/PPC campaigns to drive qualified leads and leasing performance for assigned properties.

Monitor and report on paid search and display advertising results, making recommendations for improvement.

Support the management of ILS relationships to maximize property visibility and lead generation.

Team Support

Share best practices and support the education and development of junior marketing team members.

Participate in team meetings and contribute to strategy discussions as needed.

Qualifications

Bachelor’s degree in Marketing, Business, Communications, or a related field (MBA or equivalent experience a plus)

5+ years of experience in real estate or multifamily marketing, with a focus on portfolio analytics and marketing spend optimization.

Hands‑on experience with SEM/PPC, ILS management, and portfolio analytics.

Proficiency in BI tools, Google Analytics, Google Ads, and Excel.

Strong communication, analytical, and problem‑solving skills.

Ability to manage multiple projects in a fast‑paced, dynamic environment.

Collaborative team player with attention to detail and a drive for results.

Physical Requirements

Some travel required to the properties at least once a month plus key company conferences and industry events
