Vice President of Construction Hirewell, a leading multifamily development, investment, and management real‑estate firm, is seeking a Vice President of Construction in Central Georgia. This role will lead all phases of construction for multifamily ground‑up development projects, ensuring timely, on‑budget delivery and high quality standards.

Responsibilities

Lead construction teams from conceptual stages through final closeout for ground‑up development projects.

Collaborate with project teams, including the Director of Development, Development Manager, and architects, on density studies, critical‑path timelines, and contractor negotiations.

Oversee contract negotiation with general contractors and subcontractors, ensuring GMP contracts and change orders are managed.

Manage project budgets and timelines, regularly reviewing cost‑to‑complete schedules and variances.

Coordinate entitlement, permitting, and utility contracts; attend design and pricing meetings; and track regulatory changes.

Serve as owner’s representative, resolving conflicts with third‑party professionals and ensuring documentation is maintained.

Conduct site walks, OAC meetings, and monthly reporting to stakeholders; provide photo documentation and status updates.

Lead value engineering reviews, due diligence, and risk identification throughout the project lifecycle.

Support project closeout: final COs, certificates of completion, as‑built drawings, retainage release, and lessons‑learned reporting.

Assist in obtaining permits, easements, and vendor partnerships to maximize profit margins.

Qualities & Competencies

Strong leadership, analytical, and decision‑making skills.

Proven track record of delivering large‑scale multifamily projects on‑time and on‑budget.

Experience managing teams of direct and indirect reports across development projects.

Knowledge of lender and equity partner requirements and complex contractual documents.

Excellent communication, organization, and problem‑solving abilities.

Ability to handle multiple concurrent projects, prioritize tasks, and meet deadlines.

Process‑oriented with a focus on continuous improvement.

Requirements

10–15+ years of construction leadership experience in ground‑up multifamily development.

College degree in Construction Management, Civil Engineering, or related field (Master’s preferred).

Proficiency in Microsoft Office, Project, and related construction management software.

Strong grasp of project budgets, timelines, and facility of adhering to both.

Self‑motivated, independent, and able to assume accountability for tasks and responsibilities.

Physical / Mental Requirements

Walk job sites; review plans and legal documents; conduct meetings.

Travel to multiple job sites monthly; occasional overnight stays.

Work extended hours with computer‑based tasks.
