Leasing Consultant, Part-time
Leasing Consultant executes the property's marketing, leasing, and renewal strategies to achieve occupancy, revenue, and resident retention goals by performing all activities related to leasing to new residents, providing resident satisfaction throughout the term of the lease, and securing resident lease renewals.
Essential Roles You Will Play
Performs all sales and leasing activities in person to achieve the property's revenue and occupancy goals by greeting and qualifying prospects face‑to‑face, conducting property tours and showing apartments, processing applications, credit screening, and criminal background checks, preparing the lease and move‑in package, and ensuring a smooth resident move‑in and lease signing. Completes various accounting, financial, administrative, and other reports and performs other duties as assigned or necessary.
Designs and executes off‑site marketing activities to create and drive traffic to the property, including implementing resident referral and employer outreach programs, using internet marketing tools and social media and following other property‑specific marketing plans and special programs.
Gather, analyze, and interpret market and economic trends that may impact the property and recommend improvements. Keeps informed of changes in technology, industry and standards, leasing and sales tools and processes.
Handles lease enforcement processes – apartment inspections, evictions, collections, notifications, and other lease‑agreement processes as outlined and takes appropriate action.
Follows up with prospects and new residents to ensure satisfaction, finalizes decisions to lease and/or renew, and supports the property's lease renewal program in advance of move‑out dates, ensuring lease renewal documents are signed and implemented on time. Responds quickly and courteously to resident and client/owner concerns, solves problems promptly, and conveys requests to the appropriate individuals.
Ensures safety, cleanliness, and general appearance of the property, reporting mechanical and electrical malfunctions and employee/visitor/resident injuries or accidents. Maintains show‑unit quality by daily inspecting the leasing office and amenities.
Resolves customer complaints and issues.
Stays informed about current market and competitor conditions that may impact community occupancy and sales results, develops and implements short‑ and long‑term marketing plans and goals, and follows the property's established policies related to concessions, specials, and other programs to boost occupancy.
Other duties as assigned.
Work Hours and Work Environment Schedule: 40 hours per week. Typical site hours of operation (may vary by site):
Monday – Friday: 9 am – 6 pm
Saturday: 10 am – 5 pm
Sunday: 1 pm – 5 pm
Essential Requirements
Must be available to work on weekends when scheduled and must be able to perform essential job functions unaccompanied.
Works in an office environment but also has frequent exposure to outdoor elements that may be unpleasant or hazardous.
Qualifications Summary
High School Diploma or GED equivalent.
Preferred experience: Property management, sales, marketing, and customer service background sufficient to manage day‑to‑day operations of an apartment community.
Advanced skills: Communication, presentation, and delivery skills with the ability to connect to people at all levels.
Computer skills: Proficiency in internet, word processing, spreadsheet, and database management programs. Strong proficiency in property management software (preferably Entrata, Yardi, and/or One Site).
License: Current valid driver’s license.
Physical requirements: Must be able to push, pull, lift, or maneuver weights up to 20 pounds independently and 50 pounds with assistance; frequently requires standing, walking, reaching, climbing, stooping, and squatting; intermittent sitting and keyboard work.
Travel: Routine local travel may be required for business errands, meetings, and training.
