Assistant Property Manager (Section 8 Experience Required)

Position Summary The Assistant Property Manager supports the Property Manager in the day-to-day operations of residential properties, with a strong focus on compliance with Section 8 housing requirements. This role ensures efficient property management, tenant satisfaction, and adherence to all federal, state, and local housing regulations.
Key Responsibilities
Assist the Property Manager in the daily operations of the property, including leasing, rent collection, maintenance coordination, and resident relations.
Manage and process all Section 8 certifications, recertifications, inspections, and rent adjustments in compliance with HUD and local housing authority guidelines.
Prepare and maintain accurate tenant files, leases, income verifications, and other compliance documentation.
Coordinate with maintenance staff to ensure timely completion of work orders and unit turns.
Assist in marketing and leasing efforts, including showing units, processing applications, and conducting move-in/move-out inspections.
Post rent payments, process late notices, and assist in collections and legal notices when required.
Maintain professional relationships with residents, vendors, and housing authority representatives.
Prepare reports and assist in audits as required by ownership or management.
Support the Property Manager in ensuring property financial goals and occupancy targets are met.
Qualifications
Minimum 2 years of experience in property management or leasing, preferably in affordable housing or Section 8 programs.
Strong knowledge of HUD regulations, Section 8 guidelines, and Fair Housing laws.
Proficiency in property management software (e.g., Yardi, AppFolio, RealPage, or MRI).
Excellent communication, organization, and customer service skills.
Ability to handle confidential information and sensitive tenant issues with professionalism.
High school diploma or equivalent required; Associate or Bachelor’s degree in business, real estate, or related field preferred.
Certified Occupancy Specialist (COS) or similar affordable housing certification is a plus.
Working Conditions
Typical office environment with regular property site visits.
May require occasional evening or weekend availability for resident events or emergencies.
