About the Position We’re looking for a talented and experienced floating assistant property manager based in Tampa, FL who will assist our property managers in the overall operations of various properties in Florida. Responsibilities include ensuring efficient operations, overseeing supplier contracts and maintenance, lease administration, monthly reporting, and ensuring a positive experience for residents, associates, and property owners.
Assist the property manager in day‑to‑day operations, resident satisfaction, retention, and full resident lifecycle activities.
Understand the operations guidelines established within the property management agreement.
Maintain accounts receivable, collect rent, post rent, make daily bank deposits, and maintain an accurate rent roll.
Accurately and timely complete daily, weekly, and monthly financial and leasing reports.
Audit records and files to identify dates requiring administrative action.
Collect delinquent account balances from previous residents.
Process evictions, including necessary paperwork, serving notices, and attending court hearings.
Lease apartments as needed.
Responsible for shopping competitive properties.
Inspect buildings and grounds to ensure safety and cleanliness; alert maintenance to needed repairs.
Process move‑ins, move‑outs, and lease renewals.
Audit all new and current lease agreements and resident files for accuracy.
Assist the property manager with training staff on leasing, marketing, maintenance, and general office operations.
Compose and prepare routine correspondence, rental notices, and other letters and memorandums.
Assist the property manager with resident relations and problem resolution.
Assume responsibility for the operations of the property in the absence of the property manager.
Comply with all company policies, applicable health and safety rules, and applicable local, state, and federal laws.
May perform other duties as assigned.
Education and Experience
High school diploma required; bachelor’s degree preferred.
2–3 years of property management experience required.
Knowledge of resident rental lifecycle activities required.
Must be willing to travel up to 90% of the time, including to FL, GA, TN, NC, SC, MO, IN, KS.
Real estate license preferred or may be required in some locations.
Prior experience in Yardi Voyager or another equivalent system preferred.
Skills and Requirements
Basic Microsoft Office Suite knowledge.
Excellent interpersonal skills to communicate with all levels of management.
Sensitivity to confidential matters.
Ability to work independently and prioritize in a fast‑paced environment with a sense of urgency.
Ability to relay technical concerns with adequate detail quickly and accurately.
English proficiency (reading, writing, speaking).
Ability to use general office equipment.
Excellent customer service skills.
Strong organizational and time‑management skills.
Ability to handle difficult situations with angry or upset individuals.
Valid driver’s license with clean driving record; current auto insurance required.
Compliance with all safety requirements.
