Job Description What does this role entail?

The Leasing Consultant executes the property's marketing, leasing, and renewal strategies to achieve occupancy, revenue, and resident retention goals by performing all activities related to leasing to new residents, providing resident satisfaction throughout the term of the lease, and securing resident lease renewals.

Essential Roles You Will Play

Performs all sales and leasing activities in person to achieve revenue and occupancy goals by greeting and qualifying prospects face-to-face, conducting property tours and showing apartments, processing applications, credit screening, and criminal background checks, preparing the lease and move-in package, and ensuring a smooth move-in and lease signing. Completes various accounting, financial, administrative, and other reports and performs other duties as assigned or as necessary.

Designs and executes offsite marketing activities to drive traffic to the property, including resident referral and employer outreach programs, internet marketing tools, social media, and other property-specific marketing plans and programs.

Gather, analyze, and interpret market and economic trends that may impact the property and recommend improvements. Stay informed of changes in technology, industry standards, leasing and sales tools and processes.

Lease enforcement processes – apartment inspections, evictions, collections, notifications, and other processes as outlined in the lease agreement and take appropriate action.

Follow-up with prospects and new residents to ensure satisfaction and finalize decisions to lease and/or renew. Support lease renewal efforts and ensure renewal documents are signed on time. Respond quickly and courteously to resident and client/owner concerns and questions, and take prompt action to solve problems and/or relay requests to the appropriate parties. Ability to work in a stressful environment and collaborate with coworkers and residents.

Ensure safety, cleanliness, and general appearance and appeal of the property, reporting any malfunctions and injuries. Ensure the property and show units meet company standards for show quality by daily inspections.

Resolve customer complaints and issues.

Stay informed about current market and competitor conditions that may impact occupancy and sales results; develop and implement marketing plans to sustain occupancy and follow established concession policies and programs.

Other duties as assigned.

Work Hours and Environment Schedule 40 hours in a regular work week. Typical site hours of operation may vary by site.

Monday – Friday: 9am – 6pm

Saturday: 10am – 5pm

Sunday: 1pm – 5pm

Essential Requirements

Must be available to work on weekends when scheduled and able to perform essential job functions unaccompanied.

Works in an office environment but may have frequent exposure to outside elements where temperatures, weather, odors, and/or landscape may be unpleasant and/or hazardous.

Education and Experience:

Education: High School Diploma or GED Equivalent

Experience Preferred: Property Management, Sales, Marketing, and Customer Service background sufficient to manage the day-to-day operation of an apartment community.

Advanced Skills: Communication, Presentation, and Delivery Skills with ability to connect to people at all levels.

Computer Skills: Proficiency in internet, word processing, spreadsheet, and database management programs for reporting purposes. Strong proficiency in property management software (preferably Entrata, Yardi and/or OneSite).

Licenses and Certificates:

Current Valid Driver's License

Physical Requirements:

Weights: Up to 20 pounds independently and up to 50 pounds with assistance.

Mobility: Stand, walk, reach, climb, stoop, squat; occasional sitting and keyboard work.

Travel: Routine local travel may be required.
