Job Title & Summary Property Accountant is a critical job function within the Property Accounting team. The Property Accountant will report to either a Property Accounting Manager or Controller and is responsible for full‑cycle accounting for an assigned portfolio of multifamily properties. This candidate will ensure accurate and timely financial reports are prepared within prescribed reporting deadlines to the client’s satisfaction.

Responsibilities

Preparation of monthly financial statements for multiple properties.

Review of financial statements to provide comments on the properties within the portfolio.

Ensure the accuracy and timeliness of the financial reports required and for third‑party clients.

Cash flow management and anticipation of future cash deficiencies for each property assigned, including monitoring daily cash balances and maintaining a cash log.

Monthly bank reconciliations, including follow‑up and correction of outstanding items.

Assist in reviewing bank reconciliations prepared by Property Accountants, as needed.

Manage the payment of invoices and ensure timeliness of payments according to the AP schedule for the property.

Oversee and follow up on critical payments such as real‑estate taxes, insurance, debt service, etc., for all assigned properties.

Calculate and process required cash distributions to owners.

Set up electronic fund transfers within banking portals.

Communicate with on‑site teams and other members of the Property Management hierarchy to assist in completing pre‑close and close activities, answer financial statement questions, provide support, and ensure completion of accounting processes for timely delivery to clients.

Account month‑end (AME) preparation—review site reports against general ledger reports and approve advancement of month‑end date as needed.

Financial statement preparation (prelims)—record all necessary journal entries throughout the month and prepare financial statements/reporting packages in a timely manner.

Calculate and review asset and management fees to ensure accuracy.

Reconcile and understand all balance‑sheet accounts and prepare all supplementary reporting as required (balance‑sheet schedules).

Monthly general ledger close.

Respond to inquiries in a timely manner.

Monitor debt levels and ensure compliance with debt covenants.

Review lender escrows (taxes/insurance) and replacement reserve escrows to ensure adequate funds for future use; monthly reconciliation of escrows and reserves, when applicable.

Review and post accruals and re‑classes, as needed.

Assist with the preparation of supporting working papers and documentation for year‑end audit processes.

Assist with setting up properties within the accounting software and preparing opening entries for new properties and closing entries for sold properties.

Prepare final operating statements, funds distributions, reconciliations, closing of bank accounts, and other closing duties for sold properties.

Annual follow‑up on the status of budgets throughout draft, revised, and final stages; ensure completion and upload within assigned deadlines; if a budget reforecast is needed, follow up with Regional Managers to ensure upload into the system.

Participate in round‑table discussions to address necessary updates to policies and procedures for the Accounting Department.

Assist with training associates on all aspects of the Accounting Cycle, as needed.
