Role Overview The
Director of Preconstruction
is a key leadership position responsible for managing the front‑end development of custom home and renovation projects—from initial concept through contract execution. This includes ownership of estimating, budget development, design coordination, and proposal creation.
You will serve as the point person for early client engagement, helping translate vision into scope, cost, and schedule. Working closely with the design, construction, and vendor teams, you’ll ensure each project is aligned for success before breaking ground.
Key Responsibilities
Lead and manage the entire preconstruction process from initial inquiry to signed agreement.
Develop detailed estimates, including takeoffs, subcontractor/vendor bids, and allowance planning.
Prepare and present comprehensive project budgets, proposals, and scopes of work for client approval.
Coordinate with internal team members, clients, architects, and designers to ensure alignment between design intent and project feasibility.
Lead value engineering and option analysis to support design and budget goals.
Track and manage estimate versions, cost updates, and scope changes throughout design development.
Maintain organized preconstruction documentation, including bid logs, estimate templates, and vendor communications.
Assist in setting preliminary project schedules and procurement strategies.
Collaborate with project managers for a seamless handoff into construction execution.
Qualifications
Bachelor’s degree in Construction Management, Architecture, Engineering, or related field.
Minimum 5+ years of experience in estimating, preconstruction, or project management in the residential or light commercial sector.
Proficiency in residential estimating workflows, vendor/subcontractor outreach, and allowance planning.
Excellent written, verbal, and interpersonal communication skills.
Strong organizational skills and attention to detail.
Ability to manage multiple projects and deadlines in a fast‑paced environment.
Familiarity with construction software platforms (e.g., Buildertrend, CoConstruct, or similar) is a plus.
Experience in high‑end custom residential construction is strongly preferred.
